Make sure your lighting layout, spatial planning and design style are all known before you begin. So you have a clear or clear'ish idea of what you need to buy and the style you are aiming for. Also double and triple check all measurements before committing to buying something, as it could end up being an expensive mistake. Don't sand a laminate door with a palm sander, you'll likely go through the laminate. Although I usually lightly sand with a fine grade paper by hand..........just to be sure the paint will stick.................with today's products it's accepted that it's not necessary. Use this paint as the primer, being water based it will not restrict you to which paint you can put over the top. Zinsser 1-2-3 ( water based version ) Roller all paint on with a small gloss roller for a nice flat and even finish. Take the doors off also................I know that sounds obvious, but i've rescued a lot of calamities.

What would you do with this floorplan? We want to get rid of our conservatory so it’s a chance to optimise space- which we need! It’s not ever going to be huge so we need clever ideas! We would like kitchen/dining and 2 ‘tv’ areas. We do need to retain the garage as we don’t have a loft. We are planning on staying for probably 5 years so would like to do the option that adds the most value. One of our current issues is how to use back half of through lounge We are a bit restricted by a small garden and a drain run parallel to house means it’s either a max 1.5m extension or min 3+m extension. We also have the soil pipe and chimney to work around. Our garden is west facing. Any ideas?

We are having an extension built & the floors are now going down. Yesterday when we went to the house we noticed that now the joists, insulation etc are in it is covering the air bricks - basically we think the air bricks are too high. The joists are going across them, so is the insulation & then there is underfloor heating to go in & laminate on top. The air bricks should surely be in the air space below the floor? Also the DPC is laying on top of the air bricks - so consequently would be too high? Any thoughts urgently required please. Thanks
