Could you knock through breakfast room & dining room make it a kitchen diner, raise height of window in breakfast room too & make existing kitchen Utility & w/c

Hi Charlotte. I think knocking the wall down between the breakfast room and kitchen is a good idea - you could run a long unit along the right hand side, and then have an island and breakfast bar.

I would definitely knock that wall out. It doesn't make sense have a dining area, a breakfast room and then a tiny kitchen.

When you refer to the low window on the left hand side of the plans, just how high does it start from the floor? You could have window seat with a lid on to put small items in and a padded seat on the top to look out of the window.

Yours is similar layout as ours was when we bought it. We knocked thru from kitchen to breakfast as a first stage. Had the same issue with the big breakfast room windows being too low to put cabinets under. Ended up with (wide) galley kitchen at the kitchen end and the dining table in the breakfast room end. I think ours might be a little longer than yours though. We are now planning an extension which will result in a totally different layout but the current layout has been fine for over 4 years now.

Neighbours knocked through into dining room too and then did side return extension. Added toilet, utility room and pantry in the darkest areas of the space. Works nicely but taking down that big chimney (all the way up through the house) and doing a side return extension is a lot of work.

Thank you all!! I like the idea of having the units all along the right side and adding in an island/breakfast bar. I think my main worry was that there wouldn't be enough space for the island, but do you think there is enough room? @Xenas Interiors @Daisy England

Was it really?? I've been trying to find photos of similar layouts but can't seem to find any, I thought it would just be this house and the one next door, lol!! @CWD

@ELINA YUKUMA DESIGN Thanks so much for your ideas and the design Elina! I love the thought of have a utility room to keep everything out of the way, but always imagined having a larger extension in the future to make one large kitchen dining area all across the back, but this design has definitely give us something think about! Thank you!
