Hi there,

It looks like you have great space on the Ground floor! At first glance, I would remove the walls between the breakfast room and dining room, and as much of the wall between the kitchen and breakfast room. This will then allow you to reorganise the orientation of the kitchen and perhaps get a breakfast bar with stools.

The most cost effective way to put a WC and utility room on the ground floor would be to put them back to back with the ensuite, or where the current kitchen is, as this will give access to current water and waste etc.

I feel there is a lot you can do, as there is a lot of space, but it would be worth speaking with an architect and/or structural engineer so you know what walls you can and cant remove etc.

Thanks Kate, I was thinking more in those lines aswell, but yes as you said, I need to get a structural engineer to see if those walls can be removed and also, I do t know how much would it cost me to move the wall to rear in line withtge kitchen outer wall, which would make it even.

Just worried about the costs that sort of work would involve. Any ides?

Hey, a simple way to update an old-style property could be to add a new modern house sign to the exterior. Every little helps :)

Its hard to know what the costs will be without knowing what you can and cant do. Once you have spoken to and engineer you will know what is feasible. Once you have a better understanding of what you are able to do, then designing and getting contractor quotes will be easier!

We moved into a 1950s fixer-upper last year, and figuring out how to make the layout work on a budget was *definitely* a challenge. For us, the kitchen was the biggest hurdle too, so I totally get where you're coming from. One thing that really helped was focusing on multifunctional spaces—like combining a pantry with laundry to free up kitchen space. Also, we took a second look at the backyard and realized it had so much potential for extending our living space.
