Renovating Design Dilemma Kitchens

Kitchen layout advice please..

We would like to move the kitchen to the dining room but a bit lost as to how best to maximise this space and most cost effective way, without taking the chimney breast out/knocking out any wall. We could then turn the kitchen into utility/dining area. Any advice on possible layout pls. P.s. we have an american fridge freezer and 4 seatet dining table. Thank you.

I’m betting your bathroom is above the current kitchen ? So have you had a tradesperson over to check where and how you can get water in and out again on that side of the house ? That would be the first step - Second might be to engage an independent kitchen designer to help you plan things do you can shop around or a studio who might offer the service as part of a quote.

Hi Keswing, I had exactly the same problem with my hubby!!! Haha! The great thing with concept planners is they will pass their trade discounts onto you! We actually used Gina from Create Perfect on here (but she does exactly the same as OnePlan) who I would highly recommend and the fab thing was that even after her fees it saved us money because she passed on all the trade discounts! I highly recommend getting in touch with OnePlan and Create Perfect and getting quotes from both of them. If you ask them both to send you the list of companies they get trade discount with then you can show that to your hubby and knowing you're in the market for some serious spending on a kitchen and presumably a bit of new furniture then you'll be able to show it's cost neutral! :) We saved over £1,500 in our kitchen alone through Create Perfect getting us discounts with our chosen suppliers (probably worth noting that it doesn't limit your choices as the kitchen company we chose from her concept plan she'd never dealt with before but she set up a trade account just for us, the same for our underfloor heating and actual floor) Hope it helps and good luck!

I'm guessing by the layout, and fireplaces that it's an old Victorian building. The only thing to remember with flats is that unless you are the sole Freeholder as well as the leaseholder, then you have to get permission from the Freeholder for just about anything internally with regards moving / knocking down walls. I would say, that the best thing to do would be to have a small archway from lounge ( bed 2 ) in to the kitchen diner. The next owner can easily re-instate the wall if they want 2 bedrooms back.....................obviously 2 beds is more valuable than 1. Moving the Kitchen to the bedroom is a better idea and should be achievable as there is clearly drain access out the back near the toilet. If you were to do that you end up with a great sized lounge / diner in the biggest room. You have to take the advice of a structural engineer though, due to it being a flat as you need to know what's structural. I personally nearly always run things past a local estate agent to confirm that my changes are going to add value. I would imagine that a large / spacious well layed out one bed is going to be similar in value to a cramped 2 bed.

Hi Kjsher77, Just as I am passing through, (and realising that this is a very old post) I would still advise moving the boiler to the loft so you can, in the future install an extra water tank or Megaflow for increased pressure and hot water. This way the boiler doesn't have to heat water downstairs, pump it to the top for it to come down again. It is also safer for the potentially toxic gases (VERY UNLIKELY) that can come from boilers like Carbon Monoxide as the flue goes straight out the roof. If you install the boiler and tank as close as possible to the front eaves of the house then you are also future proofing for any potential loft extension you may want to do (without having to redo pipework). I know you haven't mentioned this but its worth considering just in case. Otherwise, I agree with Jonathan's breakdown of costs and would concentrate on upgrading insulation, and making sure all the electrics, gas and plumbing are up to scratch before doing cosmetic or architectural work. It may be worth simply replacing the kitchen with a new cheap one whilst you save more money to do the full project. Good luck!

@kazzh Adding a wall as suggested by HU won't allow for the intention of an open plan with the living room as and adding a wall by the current opening will remove a lot of afternoon light from the living room. Adding the laundry to the pantry is certainly possible, it's an idea that has been considered, but we didn't know a) how possible it was to create a new waste pipe and where to run to, possibly the bathroom next door. b) how to position the pantry area to consider a reduced length of waste pipe to avoid a mass of disruption of other units ie cutting holes in them. Moving the patio door isn't impossible, as we can just brick up the current and add a window, then add a patio door to the extension. Thank you so much so far!

Hi there,

it would be good to see the layout of the next floor - as the comment above says, you bathroom is probably above the kitchen so all pipes and waste is running through that wall.

If you were able to, i would knock down the wall between the kitchen and dining room, and leave the location of the kitchen where it is, but make it bigger and possibly incorporate an island as well.

Thank you all for comments so far. I have added the plan for the upper floor. Not sure if it would be too costly and disruptive to take the wall down between kitchen and dining and there’s also that small nib at the rear extension which presume need to stay as its supporting.

I would agree that you probably need to sit down and plan this with someone face to face who can talk you through your wants and options. Its always best if you are redefining a space.

We would be happy to talk through your design options if a bespoke kitchen is what you would like? sometimes bespoke makes better use of all the space. Good luck with whatever you choose.
