How about switching the kitchen over to the other end of the room?

It may just be the illustration but on the tall unit wall try and keep the lines so they do line up. It shows the fridge freezer split different to the larder unit.

Thanks CWD great idea but trying to keep the costs down so have to keep plumbing and electrics the way they are

If possible, I’d swap the sink and the hob - atm whoever’s cooking has their back to the room and they’re quite far away from your social area. Plus you can put your washing up and dirty dishes on that other worktop (bit more out of sight if you have people over). X

How about having the tall units on the current hob wall, adjacent to the utility room? Lower base units opposite the sink run of units will help open the room up and improve light and it’ll feel more spacious. You could have the hob there, or play around with sink and hob positioning on the long run, currently with the sink. Also, could you open up the utility room and have a utility cupboard/area?

Do you have a dining table in the room?

Red could be cooking prepping? The utility could have more storage to lighten the areas in the kitchen?

Maybe even open the utility to maximise the footprint for taller units?

@Carla Bento Oh wow, thank you so much - this is such an amazing idea - I will try this immediately in my 3D planner to see if it will work if it's up to scale as in reality it's quite a tight kitchen in reality it's just 2.70m on the short side where you've put the island but it does look amazing nevertheless. And yes we will have a big dining table on the left side where the dining room originally was, so that would look amazing if it works! Such a modern layout though would it look good with shaker style kitchen- I'll check that in the 3d planner:) thank you!

Can you put the entrance to the toilet from the utility so you can bring back the entrance to the room to the pink line giving you slightly more room?

If you send measurements I can test and draw quickly by hand. All is possible with small adjustments and compromises. Start by thinking do you have a sideboard for table and size of table to then see how to explore storage. 

Kitchen should have more storage then you need otherwise will be a tendency to hold stuff not needed.

Open the space and make it look more like a clasy place where you cook and enjoy family friends

Thanks @Carla Bento I tested but it doesn't work unfortunately even a small island 1000mm apparently wouldn't work because the opening doors of the cupboard across would block it, not enough space. Also we would have to move the ducted hood extractor over which will be more expensive and maybe impossible to duct out:( The sizes of the room are posted here in my initial post - first picture above my question, see if you can find another way. I love your idea but I will keep it for future if we ever extend, that will work! Thanks so much anyway for your time spent on this.

The removal of wall yes more expensive bur would work

I definitely would keep the existing French doors and reorganise the kitchen to the other side. It’s a costly job to block up existing FD and open another…..

@Janet Cogley Wouldn't be completely blocking up the existing FD just putting a window in the existing same width opening but yes blocking from below that new window. And opening up the lower portion of the existing dining room window to fit a new french door - we got a quote for all jobs plus the wall pushed down that don't seem too high. However it does require a building warrant, architect and Structural engineer that adds up too.. I am starting to think it might be a good idea to check the reverse as you are suggesting - would it be more or same or less expensive to do a replumbing for the sink, rewiring for the appliances etc if we were to flip the kitchen to the dining side hmmm, thank you.

I would try and move the entrance door wall back a little to stop the pinch point and give more feeling of space

We now have thinking to do and quotes to get for re-plumbing ,rewiring etc, to see if possible to do!

I will keep this space updated, thanks to everyone so much for the enormous help!

@Carla Bento do you have any ideas of a layout if the kitchen is flipped to left?

Problems are three:

1. the biggest one - the window on that wall is a very big deep 1800m wide x 1500mm tall window, so no units can be placed against it as the bottom of window sits lower than the unit height...that's also why I've reduced the depth on that 800mm unit in the upper left corner.

2. island can only be maximum of 1200cm wide as seen on the pic below because of clearances to walk around, even that's pushing it a bit too far as it's only 70cm clearance to the wall.

3. there is a SVP pipe in that box you see on the wall so can't touch that.

Any ideas without the need to change window ?

I would suggest getting rid of the island as it is too small to house a sink, the splashes will be averywhere. Try to put a bench with drawers under the window and a peninsula between the window and French doors.

@RELM Interiors Ltd That would be lovely but what do we do with the SVP pipe which is bang in the middle of that wall, it's the plumbing for the bathroom right above etc so can't really move it or get rid of it... Ah never easy!

just box the SVP in - you could make shallow shelves across the whole width of the peninsula with the SVP boxed in the middle of it - the shelves either side of the SVP could be deep enough for books and you could prop up art or have smaller bits and pieces in the shallower section in front of SVP. or just box in the SVP and hang art either side of it. i bet you'd hardly notice it. just make sure your builder uses some sort of acoustic insulation to minimise the sound of water going down it every time someone flushes!

Ask your carpenter to box in the pipe and customise the base unit accordingly, quite easy to do.
