Which direction/directions can you extend? Is there a garage to the side? Can you build that forward or extend behind it?

Hi Jonathan, Thanks for your reply. South-facing bungalow, Garage is quite far from house . It's a big garden so planning to build extension behind.

If you have the opportunity to build to the side it is easier to plan the roof. You might also find that a side extension adds more to the value than a rear extension as it makes the house look bigger and more impressive.

So which side is the drive/garage? Is is a double width drive or single? Are there any two storey houses on the street….. would raising the roof be an option?

It's a single drive garage . It's to the right of the property. It's only low hipped bungalows in the cul de sac. Property it's in Malton . I've been checking planning applications @ the council portal . Two stories extensions have not been passed . Thanks again for your time.

Here is a quick design that I came up with. You should be able to construct an extension up to 8m from the back of your house under permitted development rights (complying with other limits and possible local restrictions) But i have kept this to 4m internal as per your original description.

The design keeps the existing bathroom and 2 bedrooms in the same place and adds a new master bedroom an ensuite at the back left. Then the back right adds a living-dining room, and the kitchen is enlarged into the old dining room.

I think a rear extension is the most economical way to extend but would make your garden smaller. Side extensions would add less extra space or cost more per square meter. Again you can build a side extension under PD rights as long as it doesn't increase the width of the house by more than 50% (and other limitations) and does not project beyond the rear of the house. So to create an ideal side extension i think you would want to extend out to the back as well which would require planning permission.
