Whether to make kitchen bigger ?

I've just bought this cottage and I'm wondering whether it would be worth it to take the wall back opposite the stairs. This would make the living room smaller. At the moment the front door opens onto the living room I was thinking of putting in a vestibule ? Any thoughts or ideas would be much welcome..

Do you mean the stone wall with the clock on? We increased the size of our kitchen, which was tiny, by knocking the wall down between the kitchen and the dining area. Never regretted it.

Floor to ceiling installations (or at least as big as you can) really fool the eye into believing there is more space. As Fay says less frame the better, but to add a touch of class without too much distraction the odd beveled edge can work wonders. Also check out the smoke shades of mirror if you want a more subtle idea. This small entrance hallway example hides a hidden "escape" door to a bathroom.

You don't say what the table is made from, can you post a picture? Depending on the value of the table, it may be cheaper / easier to buy a new extending table than to pay a carpenter to make an extension and supports for the existing one. If you are going to cover it with a table cloth and don't mind therefore, what it's made from, then MDF offers the cheapest and easiest way to make an extension, but you still need supports of some kind to keep it up, that may not be possible with the table you've got.

Several things in your layout I'd change. First of all the walk to the toilet and storage/utility/coats; a doorway from the hallway would be better. Then there's the soil pipe, keeping it vertical until it goes underground will prevent clogging, it's marked red in my scribble below. Are you allowed to build on the full width of the plot (and add windows), is there an escape route from the garden? I see no side/back entry, just the large bifolds/slider, so no 'dirty shoes route'. Reducing the playroom size (your "New" post) is a waste of money. Just remove the old french doors and you'll have enough space for a large sectional sofa. I've also copied it to the sitting/tv room in the front. I've also changed your kitchen layout, imagine a dining table in the blanc area. With a large makeover like yours, don't settle for the first designs, I sincerely think your layout can be better than what your architect came up with. And please don't park your car diagonally in front of your house. Such a waste of your new to be bay window. ;)

I think your idea is a good one to swop the bathroom with the dining room, then you can create a kitchen diner. Do check measurements to ensure the rooms will be big enough to do this. It will involve creating appropriate pipework and drainage, but is certainly doable. I too wonder if the conservatory would make a nice dining area too? Lots of potential.

I would agree re add a porch and don't take a chunk out of your lounge as it will make it awkward.

We are renting a place that has done that in a tiny lounge and it's gone from being a decent sized room to it being cut up and awkward for seating

Ives thank you for your feedback there only 2 rooms downstairs I think the dividing wall is a support so would have to be rebuilt...

If this house was empty and needing everything doing there would be an argument for reconfiguring it and moving the stairs. Any changes now are going to be so disruptive that I doubt the upheaval and expense is worth it. Perhaps you should just intend to plan to move soon rather than later.
