Beautiful house and the garage is not that bad! Don't paint the bricks though! You would have to maintain them and paint them regularly! No need to sandblast! Just try to jet wash them... I bet they come out lovely! Then I would just paint the garage door and side gate with dark grey/ coal. Put oversized plant pots on each side, or even cheap lavender would look nice! To hide the squareness of the garage roof ( although I don't find it offensive!) grow some climbers on roof line or have a mock roof built! ( short roof which from the front, looks like there is a proper roof!) sorry if I am not clear about the mock roof!! ;-) good luck!

Should come within PD if you aren't enlarging. You could need change of use to habitable space. You will def need to conform to building regs and this conversion is notifiable. Contact a local architect and or your local planning office/ building control if you need more help.

Hi. Sarah's comments are spot-on, and we would also advise consulting with an architectural designer to look at the living implications of each design. We have designed many rear extensions (both pitched and flat roofed) and have attached photos of two examples; Victorian House flat-roofed kitchen extension with sliding doors, and a 1970s pitched-roof rear extension with roof light and bi-folds. Think carefully about how you would like to utilize the space, whether you want to be able to open up the whole space to the garden, or have the option of opening some or all of the doors. Again, speaking with your designer and some sliding/bi-fold door companies will help. Our advice is, take your time, get good advice and whatever you decide, do the best job you can afford, you will not regret it. Hope you find this helpful.

Shortly moving into our new home, will be long term house, and it currently has a flat roof over the front porch/wc and garage. ( as well as a perspex roof over the side yard - is the red area on the over head pic) New Home Similar houses in same development We will be extending out over what is a covered side yard( red area/perspex roof) that is currently used as a utility, but has an outdoor feel, even if it is fully contained. My question is, we will need to have a new solid roof over the new utility, should we just sort out the whole flat roof at this time? Or if the flat roof is structurally solid, just keep it till it isnt ( but seems like this would complicate adding a new roof over the utility!) Total beginner when it comes to these things, appreciate any thoughts! I do think the pitched roof in pic2 looks much better than what we have, but it probably comes at a sizeable cost! Interested if you think there is potentially a better idea for the roof. Also - if the utility is there, but not fully enclosed as part of the house, would we need planning permission to make it an indoor space? Likewise, would planning be required for the pitched roof? Appreciate any thoughts/feedback!
