Help on where to move the bathroom please

Hello!

I'm looking at buying a semi-detached bungalow and would like to replace the conservatory with an extension and relocate the bathroom so there is a view through to the garden on entering the property from the front into the hall. Has anyone any ideas on what I could do with the bathroom please?

The current conservatory is south facing and the party wall is to the right of the property. Although the property is small, it has a lovely long garden that is not overlooked.

I'm also considering a loft extension too (dormer) which would mean I could put the bathroom upstairs but ideally I would still want a downstairs shower room or loo as a minimum.

Since your drains are likely somewhere n the drive side of the house you need to move your bathroom into the current kitchen or living room. You should also consider where the stairs will go if you extend upwards.

Consider how big you can afford to extend, then work out what you need the plan to include- the layout will follow after that. Remember loft conversions with a dormer start at about £50k and a full width 4m deep ground floor extension could be £70k so this is a lot of money to find when you first move in so you need to consider your budget first

Where is the current door to the living room?
Can you remove some walls?
I suggest you leave kitchen and bathroom where they are but remove the wall between living room and hallway (or put in double doors/big opening) and then remove the wall between the living room and kitchen.
Then as you enter the house you will be drawn to the left and the open plan area with lots of windows and light.
Just reconfigure the kitchen and add a wall where the current door to the kitchen is.

When I plan, i like to try to visualise exactly what will greet me when i open the door. In this case I chose not to see either the toilet or bidet, and to give the persons using those a little privacy. ( I'm guessing that plumbing requirements dictate that the soil pipe be near to the outside wall with the window on it. ) Therefore, upon opening the door, straight ahead is the double vanity with low (false ) wall behind it ( i made mine 1.2 Metres high ), This gives way to room for possibly a small shelf etc upon which to put soap etc. It also disguises behind it, the toilet and bidet, now not visible from the door. The toilet roll holder will site on the wall on the left next to the toilet. You also have room to hang towels on the wall to the left of the basins. The bath went in the top right corner ( and drains straight through the outside wall ) . Then to the immediate right upon opening the door, a large walk in shower. The towel radiator sits between the shower and the bath and is easily accessible from both. Maybe that would work for you?

Hi John, I have made some assumptions: - You do not want to extend the house - You don't want open plan - You don't want a bigger kitchen So firstly going for a pee at night from the master bedroom to the bathroom must be a real journey!... Bedroom to hall, to lounge, to kitchen, to porch, to bathroom! And then all the way back again! So the first thing I did was give the master bedroom an en-suite. This would be done by moving the bedroom door towards the front. The remaining space would become a wardrobe. I think your idea of putting the bathroom between the bedrooms works well. I don't however think adding an "L" to the corridor would be a good use of space. I would use a pocket door as a space saving solution. I would recommend moving the dividing wall so that the space is shared equally between the two rooms. The remaining space again used for built in wardrobes. In the kitchen I would extend the boiler cupboard to create a utility space and where the bathroom was I would create a new dining area with a generous sized dining table. You could also use bench seating along the wall for even more seating. I have shown swinging doors, for example for the utility room and the en-suite, but pocket/ sliding doors offer great space saving solutions.

I want to removate my tiny family bathroom. I appreciate if you can give some advice. I love minimal look. I want a bright and spacious look bathroom but cannot compromise with bath and separte walk-in shower, wall hung toilet and wall hung basin, full tile and lots of storage. Any idea would be appreciated. I want to move the door outwards but then it bocks the window of the landing - any suggestions? What size walk-in shower should I have and what size bath should I have, and where they should locate? (soil stack is (approx 30*35cm) will be reduced but not sure how much can be reduced)

Humm, what a difficult decision. I think perhaps you need a couple of agents to value it as it stands now as a 3 bed with downstairs bathroom vs a 2 bed with upstairs bathroom and more downstairs space. That will give you some idea if you will lose a lot of money just making it suitable for you and a good starting point. As a buyer - with no kids. I would rather have 2 bed and bathroom upstairs than the current setup. If I had children then that might change but do I want kids traipsing downstairs in the middle of the night to get to the toilet? Probably not either. I've found whatever you do, someone will want it different and if you are definately staying there for a few years and it doesn't devalue it much then you will gain the value back in enjoying your house more. Location wise - if you go with moving it upstairs, you might want to use the bedroom over the current kitchen for ease of plumbing as they will save money in the long run. If you keep it downstairs then you could look at moving the kitchen to the end so you have garden views and put the bathroom at the back of the old kitchen. If you could then squeeze at least a wc upstairs out of the smaller room (at the entrance so you don't cut up much of the bedroom) then that could work for having a wc in the night.

Thanks Jonathan. Cost is definitely something I will need to be mindful of - its a relatively inexpensive property for the area and I don't have a huge refurb budget.

Nessyquinche - The living room door is off the hallway, just beyond the porch (sorry, I hadn't noticed this was missing from the estate agent's plan). I think the wall removal is a good idea - thanks for the revised plan!

If I did look at extending into the loft, what would be the best location for the stairs? The hall is so narrow, I think I would need to sacrifice the smaller bedroom

An unfashionable view I think, but I don't like the view from front to back designs. I like the back feeling more private and, for extensions, love the wow factor of opening a door to an extension where the type of house leads you to expect something less impressive. So I'd be another vote for working with the current bathroom location, albeit for a different reason. Also, I suspect only having a cloakroom instead of a downstairs bathroom wouldn't meet building regs as there's a rule about not reducing accessibility plus having bathrooms on every floor with bedrooms increases property value/saleability.
