Help: advice on moving bathroom in bungalow

Hi we have a bungalow and are looking to relocate the bathroom from it’s current location as shown in the attached floor plan to in-between the two bedrooms on the right hand side. Then probably turning the old bathroom into a utility room. I think we’d have to turn the hallway into a sort of L-shape to fit in the extra door to the bathroom.

Any tips or thoughts at all would be really appreciated. We’re really open to ideas and would consider any alternative suggestions.

Hi John,

I have made some assumptions:

- You do not want to extend the house

- You don't want open plan

- You don't want a bigger kitchen

So firstly going for a pee at night from the master bedroom to the bathroom must be a real journey!... Bedroom to hall, to lounge, to kitchen, to porch, to bathroom! And then all the way back again!

So the first thing I did was give the master bedroom an en-suite. This would be done by moving the bedroom door towards the front. The remaining space would become a wardrobe.

I think your idea of putting the bathroom between the bedrooms works well. I don't however think adding an "L" to the corridor would be a good use of space. I would use a pocket door as a space saving solution. I would recommend moving the dividing wall so that the space is shared equally between the two rooms. The remaining space again used for built in wardrobes.

In the kitchen I would extend the boiler cupboard to create a utility space and where the bathroom was I would create a new dining area with a generous sized dining table. You could also use bench seating along the wall for even more seating.

I have shown swinging doors, for example for the utility room and the en-suite, but pocket/ sliding doors offer great space saving solutions.

Hi arc, thank you so much for your advice and what you’ve done with the floor plan, it really looks great. It’s not that we’re not considering extending but we know that the roof needs doing too and so we’re not really sure how we would extend. We’ll have to look more into the costings etc. We wouldn’t rule out a more open plan layout with an extension but what you’ve come up has certainly given us a lot to think about. P.s. you’re right about bedroom to bathroom journey! Thanks again

Front hallway- I say save your money leave it up. Cost of removal is minor but you will likely have to move radiators and electrics and make good plasterwork and coving- I say protect another £1500 profit. Present the larger back reception as a living room and present the front reception as the dining room. Given that the bathroom is likely to go upstairs make the downstairs bathroom into a room to access the garden- I would present the kitchen as a kitchen/breakfast room with doors to see the garden as being able to see from the front door to the back garden should pay dividend.

Hi, Did you buy two of the Porcelanosa sinks as in the photo or are you installing just the one unit? Are you looking to keep your original toilet? As it looks similar to the one in the picture of your new sinks. Maybe a free standing bath with a metallic base to complement your taps. Add wainscoting - in dark colours to show off the statement sinks - either keeping the colour above plain or adding stunning wallpaper for extra zing. Add some shutter/blinds to your window to give a stylish finish (either half way or full length) Where your sink is going I would add a huge mirror. Also put in a wetroom style shower rather than the boxed in cubicle you currently have - this will add fluidity to the room and open up the space so it is one. moving bathrooms and loft conversion? - North East England

Looks like a really lovely flat with loads of potential. I know there are plenty of neighbourhoods like Jesmond where spending that extra doing a loft conversion is probably worth it. I would check that out by getting some sketch plans drawn showing what it would be like with a loft conversion and then having a chat with some local estate agents to get an idea of what the likely uplift in value will be. Then you can either set your budget by the potential uplift, plus perhaps a little to cover your enjoyment of living there for the next 5 years or so. It is very hard to tell from the photo how much head room you have in the loft space. If there are other loft conversions on your street then it seems likely that it is possible, if not then that might be an indication that it is either not quite high enough, or that there hasn't been enough value to be gained from doing it (although if that is the case and the area is up and coming then this might change). If you climb into the loft (being careful not to put your foot through the ceiling) and measure the height from the top of the ceiling joists to the underside of the ridge, then you'll get some idea of the potential for a loft conversion. You can drop the ceilings for all the rooms at 1st floor to create more head height in the loft if you need to - this is a big job, but is doable and might be worth it. The current head height in the loft will be reduced by the insulation build-up that you will need to add to the roof and probably by new floor joists that you'll need to add (the ceiling joists alone are rarely enough to take the floor for a loft conversion). This is all work needing building control approval, though probably not planning - though it would be worth checking with your local authority planning department to check. You can do PD enquiry. You would need planning permission to add a soil vent pipe to the front of your house to change the study into a bathroom - might be possible to get approval, but not easy. It is usually easier to use the existing SVP or add one at the back. As a suggestion: Maybe you could add a kitchen to the back of the bedroom one / reception room and open that up to the landing, study and front bedroom to make a big open plan kitchen/diner/lounge to the front (if you're extending into the loft you'll probably need to have a fire protected stair so keep this in mind). Then add another bedroom, possibly with ensuite into the loft, and turn the dining room into a bedroom with ensuite and walk-through wardrobe where the current bathroom and kitchen are... You could make the bathroom a bit bigger by taking in some of the kitchen and you could make some of this into a utility room as well... Hi Ellie, you have made a good decision on removing the wall. Your new bathroom will look much more spacious. We agree with you on creating a wet room in the right hand corner. It is much easier to install a concealed wetroom shower tray in the first floor, because in older family houses, the floor construction is usually wooden. The problem would be to fit a concealed shower tray into the concrete ground floor construction. So the installation in your case shouldn’t be a problem. We advise you to opt for bigger tiles, so that there is less grouting and therefore less likely for water leaking through over time.
