It depends completely on what size island and table you have in mind. It's not a huge space for both but not impossible. Does the island need to house a sink or hob? How many people do you need to seat? From your layout I am assuming kitchen units down the left side, maybe full height, then the island to the right of that followed by your dining arrangement?

It looks like there are steps to a cellar- could they be accessed from the lounge instead. This would free up valuable space for the kitchen dining

I wished that door was a window, it will be a great place for the dinning table and the kitchen opposite of it.

Thank you. We thought we'd keep the door as all the rubbish and recycling bins are out along that wall but it might make more sense to make it into a window so that we can use that area for dining. Thank you for your input. Much appreciated.

Replacing the door with a window would give you far more options with your seating arrangement. At the moment its a thoroughfare to outside and the door swing takes up a lot of space.

Thank you so much @rinked the stairs lead up to the bedrooms. You can see that the placement of the stairs is one of the major design flaws of the house and it's the reason we can't have clear view from the front room all the way to the garden. Some neighbours have moved their front door to face the stairs but then that constrains the front entrance too much so we have decided to keep the entrance where it is.

Yes, that’s the one. This is a stairway leading up to the bedrooms. The yellow arrow in my picture below points to a door and under-stairs storage

Could you post a floorplan of the first floor please? When going through such a hassle and cost to end up with a not-entirely-sensible layout, does not completely fulfill one's dream kitchen, does it?

But good to know that corner is for storage purposes! Means less traffic in the kitchen.
