Could the bath possibly go under the window? Then the vanity moves to the right hand wall along with the toilet or the shower whichever plumbing works better. If you open the door and the first thing you see is the bath its much nicer than looking at the toilet. I agree the vanity should never be under a window. Neither should the toilet. Its hard to advise you on layout as only a plumber would know what was possible with drain falls required. etc.

If you can move the door - can't see from your plan whether this is possible, you could do something like this. Moving the door is likely to be easier than moving the loo.

Can move door if it is worth it to get the layout right, and also loo if need to, but will push up costs.

If I put the bath symmetrically under the window there isn’t enough space for loo either side, but can see loo facing forward that can work but compromises vanity size as in Sarah L’s suggestion. Would like vanity as big as possible for the teens and storage (1400mm feels ok)and this looks smaller plus loo feels very visible on entry.

Quite like v2 that Leonie shared. Can move the door along a bit and have considered this, but in reality it would all be more squished than this. This is what bathroom shop came back with. If I do this, I am considering a solid wall between shower/loo.

You say prefer to keep the bath, but do the girls ever use it?

And is there another toilet in your home during traffic peak hours?

A vanity under a window is something different, but can actually work quite well.

Girls are 16, 13 and 9. Teens very rarely and nine year old quite a lot.l, but we have another bathroom (our en-suite which is big and we’ll keep a bath in it). Will also have downstairs shower room so 2 additional loos.

Keeping bath is partly about resale (bath in family bathroom) and 9 yr old really.

But I’m in 2 minds.

Thanks for images with vanity’s in front of windows. Hvae looked at quite a few pics too and will be putting shutters so could work but think it would be way better on one side.

Question - 3.1 x 2.1m - is it really a good size for big walk in shower, big vanity and bath? Storage is also important so any ideas other than vanity be great.

I actually don't think your current layout is awful at all, just needs a 21st-century update. What you save on moving pipes could be spent on fancy fixtures (and a really chique mirror like these Houzz photos i posted earlier).

I got to similar without bath, but had kept the loo facing into the room to allow bigger shower and smaller area for loo, but does mean you see the loo.

If you intend to stay there for the next 5 to 10 years (and 9 year old can splash in other bath for the next two or so), make it a spacious practical teen bathroom. Privacy and mirror, shower and wide vanity. (A bath sure takes up a lot of space and may simply be used as hamper in the long run.)

Yes we’ll be here at least 5, maybe 10 yrs. currently the shower is too small so that has to change and without anything under window loo can move over to allow larger shower.

I'd get rid of bath and let anyone who wants one use your ensuite one. A big shower is much more practical and will be used multiple times a day with teenagers. As long as you have one bath in the house I think that's fine for re-sale, I think people would prefer a big shower-room with plenty of storage and a bath in ensuite.

Thinking no bath is the way to go…any thoughts on this layout? Would do vanity across wall with storage underneath, and possibly wall between shower & toilet.

Or move the loo to the other side beside vanity?

personally I would design it like this, I want to see the window when I was in the tub & the corner empty space I could place a table/rack for bath gown/towel, laundry basket, tall cupboard, maybe tv on the wall if you got the budget, a cat litter, a chair if your friend DIY dyeing your hair on the tub, plants and so many more, pretty customizable corner you can decorate it differently by season, halloween, christmas, etc

the door opened like this to ensure the toilet pivacy just in case you forget to lock the doors, and when you wash your face you can still have conversation with people outside of bathroom (like for monitoring kids on the bed/ while they're brushing their teeth),

I want to put the closet further away from the bathub as I don't want it to be close enough in the same eye level while I was in the tub or in case there's strong smell

I can’t put the shower there as the width from the window is 67cm so too small for a shower. So the shower has to go on the other side (but can go either side of the door) if we move the door as necessary

So could be this with bath.

sarah L recomendation is also great you can use divider on the toilet

oh and if you place the shower and bath side by side like this, make sure to make the floor on shower area and under the bathub consist of wood panel like this cause its so slippery

We can’t live the window or change size…unfortunately. It’s on the front of the house and we’ve made the decision not to change windows/window sizes for cost reasons so we have to work with the space. I personally don’t like the ‘shower open beside the shower’ look. Something just doesn’t work for me - maybe the bath getting wet whilst showering and also just the aesthetics of it.

We can live door a bit but definitely can’t change window. I know it’s not ideal but that’s what we have to work with and how I can to the options shared. Tricky space…

Personally I thought the shower and bath behind a screen was the best solution. But if that doesn’t float your boat how about dividing the room into a toilet and shower room plus a separate vanity space? This makes the space easier to use for two young adults. A stud wall is inexpensively added to divide the space. The wall would have to stop at the window cill and I would probably seal the gap in the window recess with a frosted glass panel so that no division is obvious from the outside.
