Hi Christine, Lots of the projects we work on are similar extended homes - if you look on our pro page there are lots of layouts you can have a look through. Although - bear in mind that they have been designed with those clients to suit them - you'd probably like one that suits you instead, especially if this is going to be a long term home.

Definitely second One Plan with regards to moving the sink closer to the stove. My kitchen is tiny and even I think it annoying having to cross the room to get to the sink! I would suggest having a really good think about how you want to use the space. What kind of food do you cook? How often do you use certain kitchen tools/appliances? How do you currently use your kitchen and how could you make better use of space before even thinking about the added extension? Maybe draw up a list of what's currently in your kitchen (dried goods, glassware, crockery, appliances etc) and assign storage spaces (cupboards/drawers) for them based on accessibilty and functionality. Your kitchen designer can then use that to inform the design and layout. I have an American FF and you defo need more clearance space around it to open the doors! I would suggest having the tall unit besides the FF as well. You could also go for a smaller FF which could allow you to possibly fit in a single sink unit and include a intergrated undercounter fridge in your kitchen for regular use items.

If you keep the Hallway door where it is, it makes things more difficult. The toilet is best placed between lounge and Utility, so if you keep the doorway there, you would enter a long narrow space, making the basin difficult to place. Also, are you taking out the Chimney Stack?. I'd go for integrated appliances rather than stacking as you have plenty of room, and something a little like this possibly. Of course it also depends on whether or not you want access from the kitchen because of washing etc, or the Hallway because that's easier for the coats and shoes. Choice is yours.

Hello Karen, WOW what a fantastic project and this open plan space looks incredible. I feel the positioning of the living area and dining area works well and makes complete sense from what you have said about the views etc. My concern is the kitchen as I feel the current position/layout is a bit of an obstruction and to me the space does not flow efficiently and effectively. I would switch the island around so it sits the opposite way and then you could potentially have your hob on the island which will sit in front of the tall units where your ovens and fridge will be. This way the kitchen layout will work a lot better. I have attached a quick sketch below so you can see what I mean. Also this way it will give you more room around your dining table meaning the whole space will flow a lot better.
