How are the rooms used at the moment? The bedroom, the family room. And could you post the upstairs floorplan as well?

I think this is our problem, we can’t decide what to do and keep having more ideas but want to make sure we maximise the space and don’t miss something. The front door faces north NE and patio doors where the family room are face SW so that area gets a lot of sun

That would then be the perfect side to extend then. Having your main living area in maximum light is what everybody wants. It all comes down to budget and what's possible.

Currently the bedroom is a gym, the family room is used the most, has two sofas and the dog beds! The living room is our ”nice lounge” with fire place etc.

When looking at your plot layout, i'd say extend sideways if you really feel like you'd have to, but it'd have to be a two storey gable extension to make it look as original to the house as possible.

Then again, the least harsh change could be to relocate the kitchen, like shown above. Without extension, the dining would go in the high traffic area (former kitchen) and you'd lose the family room, but who needs two lounges anyway. ;)

Hey Kirsty, are you thinking of extending or just reworking the existing layout?

We are open to suggestion, so the current dining room has low windows which was a concern for moving the kitchen. I’ll take some photos of the existing rooms and outlook for more ideas

If we lost the smaller snug but had a bigger kitchen with a sofa area I think that would work. The downstairs bedroom/gym could always be a snug at some point

Spacious and cozy looking home! What feels most corridor to you? Walking through the family room to the utility? Could laundry go into the downstairs bedroom closet, for example?

It’s the hall/kitchen/dining/living room it’s one big circle. The hallway is great and spacious but it makes the back of the house (family room) area feel narrow

I think removing some walls between the kitchen, dining room, family room & utility would give you a better sense of space on the south side.

Yes, the family room may not be large enough for its traffic line. Could you go without the downstairs bed+bath? This opens up the family room, separate laundry/office and a wc. (And perhaps make peace with the circle, plenty home have it, even the smaller ones.) Also consider a bit of kitchen rejig, as the kitchen walkway could be open when all appliances are in the U-shape.

What about separating the front room off and moving kitchen over to the current dining room? Can have window on the left wall. I don't know the size of the rooms so it's not to scale, but I think it would provide a big dining/kitchen.

Another option - have a big pantry/utility off the kitchen...
