design dilemma

last year

We got a terrible layout from the builder. The biggest problem was how to design the kitchen. We decided on two options, but in one of them the distance from the oven and fridge to the sink is too big, but there is room for a dining table. In the other option, the dining table is too small and the distance from the sofa to the TV is small. Maybe someone can suggest something?

I think considering the shape of the building the layouts are not too bad without going completely bespoke which would be extremely costly. There are a few options. I'n afraid at that scale I am struggling to identify your fridge which I assume is on the opposite wall to the hob and sink. Consider whether having the sink, dishwasher and fridge on the same run might be better with the hob & oven on the opposite side? It's also possible to have a sink, hob or drawer fridge on a shaped island in the centre. You could also include seating by extending a part of it to seat 6 people. Think of an organically shaped island to follow the curve of the building. The tv, coffee table and sofa placement looks good to me not sure why it is too close? Was this building designed by a builder as I think it's more likely to be an architect or architectural designer?

Thank you very much for reply and idea! Yes, fridge is on the opposite wall. The building was designed by architect.
I also have another variant, but not sure if it will look good and comfortable in real life.

Hi Minnie 101 - This was taken yesterday, pre bookcase when I was experimenting with the various design permutations ;) I will update tomorrow (hubby is forcing me to get some sleep) with pics of the art work hung up. The wall colour is interesting as it looks so different all the time. It is dulux's Jurassic Stone. But looks green, olive, grey, mint, etc during different times of the day. Sukiharrison and Odd job Hadyman, Thank you very much for your comments :) We actually intended to have the sofa on the opposite wall and built in cabinets and shelves exactly like you've suggested but I absolutely loved this big L shape sofa so desided to have it as it is now. There is no problem to move one part of the sofa to the opposite wall and the other to the wall against the window, but for now this is more convenient lay out. The shelves have to wait for now but I imagine them in white. After hearing a few suggestions about the secondary light by the window I will probably listen to the pros and remove it In favour of a floor or table lamp. No curtains.. For now :) I have a big thing about dust and would like this house to be as easy to clean as possible and generally don't like curtails Over radiators. Thou I understand this will affect the appearance I'd like to keep it simple.

Poor kitty. Do take her to the vets and get her checked out. As for the rug I was looking a while back how to clean wool needlepoint (got a couple of antique chairs with needlepoint seats) and seems that a sensitive fabric cleaner is mostly used for tapestry’s, rugs etc. Woolite is easily available and there are some good reviews on Eucalan. Both need to be spot cleaned (dab on , dab off) and don’t use water especially warm water as this will make the colours run. Might be worth a try before the expense of a professional clean. I haven’t cleaned my seats yet so couldn’t say if it works but there are plenty of ‘how to’ videos on you tube.

Just remind yourself that many families have lived in this house over the 200+ years and they managed totally fine - not with as much stuff as we live with today, I know, but still it's a lovely cottage and looks super snug already. I think I would put sofa in front of window, with TV on that wall that backs onto kitchen. Then have another chair floating in the middle, facing fireplace to create a conversation circle. Maybe another chair (with low back) in front of the TV so that you could see TV over it but ignore TV when you have guests in. And look at furniture that is in proportion to the cottage - you're not going to squeeze a huge corner sectional in there, but plenty of room for a two-seater sofa and a chair (maybe two chairs) - just keep in check things like the width of the arms of sofa/chairs as they take up room but don't provide seating space.

It’s quite difficult to work out what is what to be honest. I’d just say the bedroom spaces with what appears to be walk in wardrobes far outweighs the living/cooking/dining space. Do you also need 2 bathrooms? Is the washing machine in the one on the left?

i know it’s personal opinion but i might rethink the whole thing, can walls etc be moved? Not sure what stage the build is at

Thank you very much for reply. I only have walls that are grey colour on the picture. We planned to replace them in order to get more space for dining kitchen living room. We need two bathroom and two bedroom. As result, I have two variants above. But to tell the truth, I’m not an architect and I don’t know how to manage the space. And designer who helped me couldn’t find appropriate variant as well.

Looking at the overall layout the bedroom built in wardrobes are huge at the expense of the living space. The bathrooms could also be smaller. If you figured out a way to reduce the size of the main bedroom with the view then you would gain a lot more kitchen/living space. I would start by reducing that u-shaped built in wardrobe to a single run.

I would return to the architect or at least a space planner before accepting that layout. It's no use having huge bedrooms at the expense of cramped living space.

I think the bedrooms are too big for the overall space and you need to make your living accomodation bigger.
