House revamp- help!

last year

Looking to make some changes to our home by removing the garage and making a double storey side extension and single rear extension. We would like to move the garden access path to the other side and place front door to front of the house. Budget £150k

Can someone help me with some ideas.

Wants for downstairs:
Open plan kitchen/diner/living space
Separate reception room
Office
Utility room
Toilet
Games room for children

Wants for upstairs:
Extra two bedrooms with en-suites
Extra bathroom

Any suggestions will be greatly appreciated.

Hello Tash, first off you need to get rid of the jumble of existing storage items you have for the toys and only keep what toys are being used by the children. It's distracting and an eyesore. I would keep the piece of furniture however you need to give the pink a modern feel. It looks like it needs to be covered so that is also an option. Overload with inexpensive complimentary contrasting cushions of different sizes. The sun may fade them over time but pick soft colours where this is less noticeable. I suggest putting in a separate inexpensive storage unit for the toys. A white unit that is neutral and matches the existing white blinds. Pink up a white wicker chair and a statement pot and large plant. Non poisonous for the kids and add some green to this room. Also add a faux fur throw for the winter and a little table to make use of this room as a place to enjoy a break while looking out to the garden. An inexpensive drape or blind could be added also to compliment cushions and rugs. Colours I would use are white, green, pink. You must add a rug to this room! See attached!

Black front door, inside side pink... that gets my vote :-) There are door bells that have a camera which connects to your phone and it will video (and save if you opt for that, costs a little bit of money each year) and let you know whether there’s someone at the door, even if they don’t ring the bell. We have one. I can see and talk to the people who are on my driveway even when I’m not at home. They are not hugely expensive. But its style is not in keeping with the style of your house, so possibly not for you. Just thought I’d mention it anyway. You can define the area that it needs to ‘guard’. Not sure how small you can set it to though. Might get a bit annoying if it tells you every time someone walks by the house ;-) Ours is a Ring. Works well as long as you’ve got a good internet connection.

Only render if the entire block is joining you.. The diamond glass should go. And instead of the dark brown shingles, pick a grey or a light caramel (wood?) that goes with the brick. Rooftiles are said to last 50 years (so they say) and we've head some breakage when mending some 1950 roof issues, so they do keep out rain, but become brittle.

If you have a £150k budget and intend also to buy a new kitchen, flooring, a patio, a downstairs wc and at least 1 extra bathroom then you have £115k to build which builds an extra 55square metres.

Your intention was to build more downstairs but even if you split the extra square footage equally and have an extra 28 square metres upstairs that’s not enough to have an extra three bathrooms and two bedrooms. Have I understood the brief properly? Are you looking to make this a five bedroomed, 4 bathroomed house?
Are you looking for the downstairs to have a large principal room with Living/Dining/Kitchen plus three additional downstairs reception rooms so that you have a games room, Office, tv room plus utility and downstairs WC?

For upstairs, we were thinking of losing the third small bedroom and make it into a bathroom interconnecting the bedrooms on both sides. The other bedroom (front right side) we were hoping to stick in an en-suite. The bathroom already there would be an en-suite to the bedroom at the front left side. If we have money left over we would consider a 5th bedroom in the loft. But for now it would be a 4 bedrooms and 3 bathrooms upstairs. Yes you are correct for the downstairs brief.

I think you have overestimated the available space upstairs or how big you can build.

If the side extension is 3m externally then it will be 2.7m internally meaning a bedroom won’t have enough room for wardrobes at the end of a bed and an Ensuite will be 1.6m wide.

I think you should either revisit the budget or reign in your ambition.

I think a really super house can still be achieved with the budget
