Design Dilemma Dining Rooms Living Rooms

Would love some help with this layout!

Hi all,

Struggling with this layout. I have budget to knock down walls etc, nothing really off the table so to speak. Struggling to figure a sofa arrangement that gets away from the front door and keeps the fireplace as a focal point. Ideally wasnt dining room in the center.

Want something cozy, tv above fireplace or to the side.

Anybody help?

I like your glass partition idea. You could also go further and have a slatted entrance which would give you some hanging space but not make it feel very closed in. There was an article on Houzz about it. I'll send you the link. It's a starting point. I would have an L-shaped sofa with the open ottoman end along the bay window so as to allow maximum light. Would your tv be too high over the fireplace? If you you could wall mount in the alcove next to the fireplace. Not the article I was thinking of but still food for thought.

So since I posted about 6 weeks ago we now have a lovely wooden floor, fire has been removed and left chimney breast with cables available so we can mount the TV. Have our old sofas sat side by side under the window but still not sure how to plan it all out. Hopefully once painted and we start visiting some furniture shops the rest will just fall into place :) thanks all for comments, would welcome any ideas

Hi Mark, perhaps consider a corner mounted screen to the left of the long window. Accompany this by an L-shape sofa against the wall on the right of this window, if you combine this with a side board behind the backrest of the sofa to serve as a room divider and storage unit you create a little nook in front of the window next to the kitchen for a small dining table and chairs. Complete your lounge area with a armchair and coffee table, maybe a few stools for extra seating or foot rest and a nice lamp in the corner next to the sofa. I hope this helps. Having just helped my daughter plan her kitchen and knowing the costs and how important it is to get it right, I thought you might value another opinion! I too cannot see any practical or design value in your ovens being positioned as they are. It’s going to be a lovely space with opportunity elsewhere to create a great layout/ design, and if it were mine I’d stick with placing the ovens inside normal oven housing units, which will not detract from the overall design, but neither will it draw the eye in a negative way to them as their current placing does.

Its hard to give a full breakdown of options without studying the full plans, your requirements and budgets. This is something you need to do with your chosen Architect. However, there are many options for adding windows and ways of making light bounce around the house, but if your architect has said you can't add more glazing you should ask why. I would suggest it is because it will start to impact the thermal efficiency of your house. North facing windows get no solar gain so by adding too much you could end up with a house that is difficult to keep warm especially if your house is older. You could upgarde to super energy effiecient glazing but of course that will come at a cost. Having looked at your existing plans it looks like your house has already had extensive work done. Unfortunately it doesn't appear like an architect was involved. A lot of the cost of your renovation will be in correcting previous mistakes and even then you will end up with columns in ever room unless you are willing to pay to have that corrected too. The cost could make the option of moving more viable? Did the previous owners also extend upstairs?

Thanks. I think I'm going to consider extending the porch all the way to the stairs creating a long hallway. I believe this is how it was originally but there would have been a door into the lounge. As this is now knocked through I will just keep the door into the dining area. In the porch there are lovely floor tiles so hopefully I can uncover them all the way back. Whats everyones thoughts on this?

Great idea. Will give you privacy in the lounge and I am always a massive fan of saving existing finishes if at all possible. It might help not to take the wall right up to the ceiling as it is obviously not load bearing. You might be able to insert a high level window too to give you more light.

i like a mix of both your suggestions but I might consider a lower window, as well as light it really gives a sense of space. Just make sure the wall covers the height of the sofa. Your sofa doesn’t appear to have a high back which would be perfect.

i've seen a half height wall with crittall numerous times but typically now can't find pics. You could obviously do a cheaper version like the 1st pic though.

just check you can get radiators into the room though, can only see the one in what would be the new hall?
