granny annex / side extension advice

We are looking for a solution to accommodate my father in law at the house. I think the easiest route is to do a single storey side extension to create a granny annex which will be self contained, but with access into the main house. Checking the General Permitted Development Order it looks like we could do the side extension under PD rights as long as it is less than 50% of the width of the original house and is single storey. We think we could do 6.5m by 8.5m, it would need to provide an open kitchen/ diner/ lounge, bathroom (I would assume we would make it a wet room to future proof) and a bedroom. storage would need to be built in too. Does this sound unrealistic? Any advice greatly appreciated. Thank you.
