Thanks Jonathan. Good point on the water & drainage - it is all currently on the back wall - do you know if it adds a lot cost to move this? We’ll be putting all floor etc in anyway Om the drawings, I thought maybe a combination of the two? The utility where you have it on the first drawing, but the kitchen style of the 2nd drawing positioned against the right wall. Would reduce the sitting space maybe but that is probably lowest priority. What do you think that would work like?

The porch area isnt big enough just for wellies etc unfortunately but that would have been great to get the kitchen area to a larger size. I think I might have to scrap the utility area sadly I just can't see how I can fit it in and have a good size kitchen/diner and potential living area in one. I do like the previous floorplan idea about cutting across the extension and fitting a utility in there but if i have to knock down the old outside wall and fit a large rsj to hold it up alot of expense and not sure the presence of a utiliy would financial justify it? if so then happy to spend the extra. something I need to look into abit more possibly. Hi Carol, If you're happy with a more informal dining area, banquet seating would work well off the end of the kitchen units. On the left side you could have low units or tall units running up to the banquet seating. Here's a couple of inspiration images. On the right side of the kitchen could be tall units. You can add a pantry or even build in a cupboard for coats etc accessed from the hall. What is currently the ensuite could potentially be turned into a small utility area for washer/dryer as the plumbing is already there. The kitchen is nice & long and would give you plenty of worktop space despite being narrow. You could also leave part of the wall up but fit glass doors/sliders (or just have an opening) which creates separation but still has an open plan feel when you want it open.

I prefer the island option. im not sure what you want/need to include but it appears (by eye) to give the greatest amount of space. I’d reduce the island to 900mm and give the extra space between the units. You could have the plumbed appliances on the island and seating like this with a 300mm overhang for the stools. This kitchen is longer than yours but i think a tad wider assuming the tiles are 600. The island could be a lighter colour than the other units making it feel a but wider
