Kitchen Living Diner layout help

Hello,

I am planning to convert the garage of my house to create a larger kitchen space - it will become l-shaped of about 27’ x 15’ which is along the back of the house plus a 12’ x 10’ section that goes back into the house

We’d like to use the space as an open plan kitchen living diner, and ideally include a separate utility, but are struggling with the layout.

The full “wish list“ is as follows, but understand we may have to compromise on some elements to make it al fit

1) Easy access to the back garden and as much as light coming in from the two walls on the back garden as possible from bi-folds

2) An open kitchen work space where two ppl could comfortably move around

3) A kitchen island, even if only small

4) A utility with a door to outside - we would most likely this entrance day-to-day. It would also have the washer dryer etc

5) Space for a large dining table (8-10ppl)

6) A small living space with seating, tv, and a bit of kids toy storage - this is just for convenience, there are two other reception rooms in the house

I’ve attached a sketch of the space but it is very rough!

Any suggestions would be much appreciated.....thanks!

I think there are lots of ways this can be done. I would also be trying to consider what is feasible as your current water and drainage may dictate where things can go- if there are no constraints you could consider either of these.
A concept planner may also be a good next step.

Thanks Jonathan. Good point on the water & drainage - it is all currently on the back wall - do you know if it adds a lot cost to move this? We’ll be putting all floor etc in anyway

Om the drawings, I thought maybe a combination of the two? The utility where you have it on the first drawing, but the kitchen style of the 2nd drawing positioned against the right wall. Would reduce the sitting space maybe but that is probably lowest priority. What do you think that would work like?

I would say first and foremost that as this is a large project, you can't do without a concept planner or someone that can draw up your plans in 3D so that you can 'vitually' walk around what you have in mind. You need to pay attention to your access doorways, they aren't marked on either plan. You will need to have the kitchen on the left and access both the pantry and utility from there. Therefore you will negate the whole of that wall for access to those two rooms. Placement of furniture that you would like / need has to be thought about along with the build. It's just as important. The 1st floor doesn't seem to work as there is no access to the Family Bathroom on the plan. Obviously you know the actual shape of the stairs and there are no dimensions which makes it difficult. However, you may need to create a landing and thus you would, if you use the layout given have to sacrifice one of the bedrooms or change the plan. A planner is essential, one that can give you the rooms sizes that you want and utilise the space available.

Hi Chloe, What a lovely space and great shaped room to work with! Having been through something very similar in the last 6 months and very nearly made a few big mistakes (but thankfully didn't!) there's a few things I'd probably mention. I love having your seating area by the doors, we have done something similar and it's a lovely space to sit in and look out. Are you having a TV in there and have you thought about where it might go if you are? I totally agree with Jonathan, probably not enough worktop if you have both your sink and hob on the island. Our island is 2.4m in length (1.2m wide) and there's just enough space to cook and then plate up next to the hob for 8 plates so long as you're tidy! :) We've gone from Gas to induction hob and I do miss being able to take hot things out of the oven and put them directly onto the hob (it's not recommended, although lots of people say it's fine... I haven't quite been brave enough yet!!) Tall units are fab and our double larder cupboard we use to store all pots, pans and glassware- I still can't believe how much you can get in it! We also put it in a position whereby it's accessible from both where I cook and also the 'social' side of the island so friends / hubby can lay the table etc, without having to get right by me cooking. We've ended up with a separate space for the toaster and microwave out of the main work area of the kitchen and I love it as people can make toast and snacks without getting in my way if I'm cooking! Don't go for base unit cupboards if you can help it- drawers are so much better! We only ended up with one in our pantry and I am going to have internal drawers fitted as it's a right pain to see what's at the back! Have you considered banquette seating around one side of the dining table as an alternative? It's super flexible seating if you've got little ones and because one side is up against a wall it gives not only quite a cosy feeling but extra floor space for moving around it. My other bit of advice would be have a think about your lighting super early in the design and get all your electrics sorted- I'd never realised before this project what a huge difference lighting and layered lighting can make to a room that is multi- functional! Have you got someone helping you with the design of the room (layout and aesthetics) or are you going it alone? :) Hope it helps! Best wishes, Claire

I have a probably unpopular suggestion... unless you're happy with an end design.. could you either do it in stages (I appreciate living in a building site is Never ideal) So knock out the chimneys and open up the space, but not pull out the kitchen etc. Give you a bit of time to see the space and be able to move your sofa/dining table around to try and work out what would work best in reality? Or postpone the project slightly to give yourselves the time to finalise a layout you're truly happy with +/- using OnePlan? I agree tho, realistically with that layout its stools or the sofa! Also I wondered whether the outside store space off the lean to, could be made accessible from the hallway? And then could that be the utility cupboard? Then you could use that bottom bit in your kitchen for tall units/larder cupboard/pantry/FF etc

Thanks for all the comments. Yes we have hired a designer already and she did 5 different design concepts for us- we narrowed it down to those two. I posted on here as sometimes it’s just really nice to get a completely fresh perspective and I know how knowledgeable and helpful everyone on here is 😄 I took the comments from here and we explored another 3 designs and have now settled on what we think is the best overall layout. We will still need to decide what exactly goes where in the kitchen (and I am sure I will be posting for help and opinions on that too) but for now we have decided how to zone the room 😄

Your idea works too. If the floors are up then moving plumbing is easier. The most expensive thing is moving drains- You might not have to but you need a builder to look to make an informed decision.
