Hi igho sadly it was not available, it was a probate purchase and was still showing for sale as the probate has been going on since November and wasn't complete, so the deal hadsnt even begun yet! I wouldn't be too impressed if I was the buyer and 7 months later no news.. I have now seen a 2 bedroom detached cottage in a really plush road, it's flanked by lots of 5 and 6 bed houses so it's a very unusual find. It's £475k and to make anything of this it would definitely need a 2 story extension and a substantial remodel with new kitchen and bathrooms, a £120k+ job probably. Very difficult to tell how risky this would be given that the total spend would be well over £600k once all fees and finishes are calculated. If I bought it and spent money doing a ground floor extension with kitchen diner etc, I'm still left with just a 2 bed cottage and even the estate agent said I'd make a loss! At the moment I'm more inclined to look towards renovation rather than extension type projects.

Dear all, If you want to add a bathroom, you have to start there and work everything else round it. The reason for this being that you usually have to feed into the existing soil pipe. The soil pipe in this case is on the left hand outside wall. Without knowing if you can put another one on another outside wall ie the rear, which is probably unlikely, you have no option but to place a bathroom as close to the entrance on the left as possible. Obviously you could change the system in the new bathroom to a macerator style toilet, and technology has come a long way with regards those, but they are not for everyone. It may be possible to change the shape of the kitchen, remove the back entrance and push the front wall back, ( maybe not, as i presume it's instrumental in holding up the mezzanine ) If it were possible in theory:- You could - move the kitchen wall back to make more room in the lounge. Add a bathroom with pocket doors ahead of you when you come in and split the lounge down the middle. You could also have a pocket door entrance from the bedroom to the bathroom jack and jill style. That bedroom would also get the balcony.

We have recently converted the loft adding a bedroom and an ensuite (floorplan attached) We have just had to sack our builder for dishonesty, substandard work and rudeness amongst other things. I just wanted peoples opinion on the way the soil pipe has been run in case there is something wrong! I’ve shown on the floorplan where it has been run, it does have an inlet but not an outlet. Would it need one? Thank you!
