Yep agree, it would be nicer to move in to a brand new house designed to our spec but unless we win the lottery this weekend that probably won't happen, haha! So this is the only way! Hopefully we will love it once it's all done. I'm just a bit OCD about tidiness and cleanliness so think I will drive my husband nuts! Cleaning up every five minutes!! We have an architect and we are trying to get to the developed design stage of an extension/renovation project. Anyway, we are now happy with most of the design but struggling with the First floor layout. Because the house is not very deep it leaves little options. We currently have 2 good size bedrooms, a very small bathroom and seperate toilet, and a box room. What we want is a 2 ensuite bedrooms one of which, the master bedroom with an open concept bath feature within the room. (controversial to some). And a linen cupboard. The new stair way also eats into more space than our current one. We feel that although limited, the floor space is there to have what we want. ***We have river views looking out from bedroom 1 and street view bed 2 so we would not want to swap them round.*** We just need some nifty/clever design solutions. Is it possible to consult an interior architect for a second pair of professional eyes on the layout? Will this be an insult to my current architect? This is the latest plan after we realised we could have a bath we rarely use as a feature in our room. So we asked to do away with the family bathroom and have ensuite instead with the master having a bath feature. Looking at this design we still have to eat in to bedroom 2 with corridor. The family bathroom, they have included but maybe this is better than ensuite in bed 2? But theres no linen cupboard.. And bed 2 is very narrow and dont think would fit a double. Our current tiny bathroom is located in the bottom left so I thought having our ensuite here would make sense. Possibly steal some more space in order to give bedroom 2 enough for a double bed.? I know we are really limited here so any off the wall ideas would be really welcome!!! :D

I think plan2 looks/works best but i'd suggest a few changes. For the tower run, having only a 20mm filler is to tight and doors open more than 90 degrees so they'll be rubbing at the freezer end, i'd suggest changing the 600 and 800 larders to a 1200 breakfast style larder, having drawers and worktop inside, shelved above and power for toaster etc, the doors can be pocket style so they open then slide down the sides out of the way when in use, make the wall nib a bit wider by about 100mm so you have 50-70mm fillers at each end, probably bring the towers forward (or make them extra deep) and this would allow for the pocket doors to slide away more. Depending on ceiling height you could have extra tall towers or top boxes on top and then infill about 50-100mm up to the ceiling. Also check the height of the appliances as in the pics it looks to high, i'd have a 450 frontal with pan drawer and internal drawer instead. On the opposite wall as long as all the 800 drawer units end past the window is good, window sill same as worktop possibly, (either end the run before or after the window) lose the 400 open unit in front of the wall nib and have a door (door could be made to look like 2 drawer fronts to match) on this as it will be just a dust trap, in the 1000 drawer units i'd suggest having internal drawers for utensils etc, the corner unit is good especially with the fly moon pull out as they're great (in my opinion) and as the corner post is made on site its gives the fitter more flexibility in positioning the units as its not a fixed corner. The sink run is fine but i wouldn't suggest opening a d/washer door to let the steam out as it can damage the surrounding doors, cabinets, decor panels and even worktops (thread on mumsnet where steam has damaged granite worktops). For the island if a 500 bin is big enough then fine but you might find a 600 pull out is better as its usually a 4 bin unit, possibly change the 1000 1+2 so its a 2 pan with internal drawer and then on the other side i'd have 2x 800 which would look more symetrical. For wall units its up to you, but if its an electric hob (especially induction) the extractor should be wider than the hob and if this area is going to be a main prep area than having wall units you can add extra lighting.

Thank Isla and Siobhan for your valuable insights, I am going to scrap the wardrobe, sorry I forgot to mention in the first post. We will be building/ buying new wardrobe in few months time, first we need to make sure that we have a good design in place before we think of wardrobe / storage options. office desk , bed and bed side tables will be the same, as we don’t want to change them we kind love them . It’s just that the bed is super king which consumes a lot of space in the room. Is it wrong to put the bed in the same side of the door wall as it is now . I am thinking of two options one - just infront of the big window which will cover most of the window, another one - put my bed where my desk is right now and move the desk to the windows‘ side. @Isla the TV bracket is not swivel unfortunately
