Please help me with my Office/Study Layout
hi All,
I am based in London, UK. We are turning one of our rooms into a home office and study room. I have attached picture of the room dimensions. Largish window (2600*1600) is South East facing - plenty of bright sunlight during first half of the day. Rest of the day is not too bad as we have unobstructed view out of the window. We would like to use this room as office during the day but as a relaxing study/library when not working. As such, our wishlist is
Two desks large enough to have two computer screens each. We rarely work together from home but we have special setups which means we can't use each other's desk. Hence the need for two separate desks.
Shelving for books - we have a lot of books
Sofa or Sofa-chairs
Some cabinets for paperwork/files
Space for printer
What would be the best layout for this?
I have also attached picture of the room - the side with chimney breast as shown on the diagram.
It's currently being used by kids to play.

last yearIf budget would stretch i would have bespoke cupboard/workstations along the entrance wall, with retractable doors, and pullout worktop for keyboard so that chairs can also be stored out of sight at night, placing the printer between the two workstations, again with two retractable slide in doors. Dont forget lighting within the pods.
Two small sofas facing each other flanking either side of the fireplace and two wide coffee tables for current books etc, the tv moved closer to the chimney breast, (the window sofa could be angled when watching tv)
I would have a larger mirror opposite the window and artwork above the fire. Lighting in the alcoves to make it cosy at night and floor lamps over the sofas for reading

Comments (63)Hi OnePlan hope you're well! I think the table needs to be centred to the doors. In our current dining room we have a sideboard just under a meter behind the dining table and I find it a pain getting past to go to the utility. At least in the Plan A that wouldn't be a problem though. The table we have is extendable so can be 132 x 92, 165 x 92 or 198 x 92. If we had just one leaf in 165 x 92 do you think it looks odd against the big island? 132 x 92 looks ridiculous. LOL....See MoreHelp with ground floor layout please...... playroom, snug or study?
Comments (19)We did love some of the suggestions above… but stuck with our original plan! Although we did change the kitchen layout from U-shaped to ”farmhouse” style, with the table in the middle and sink under the window overlooking the garden. The old dining room has become an office with two desks - partly due to COVID and the need to work from home and homeschool etc! We have also moved a lot of the children’s toy storage in here although they still bring things into the main lounge to play where there’s more room. At 8 and 5, they also actually now keep and play with a lot of toys in their rooms, so I think the old dining room will remain as more of a computer and homework room - it’s nice being able to shut the door! The ”study” on the plan is very much a workshop/gym/play room for my husband! We didnt want to sacrifice that space. It might turn into a teenage den later on perhaps, or even a downstairs bedroom for my Nan. The small upstairs bedroom has become a second office as I’m also still working from home (and my husband has too many meetings downstairs!). It houses our sofa bed too so acts as a spare room and my space to do yoga and sewing. Overall, we are pleased with how everything turned out. We quite like the option to have space away from each other and the flexibility to change the use of the different rooms. Comments (15)Thank-you very much for the comments. I hope it will be a great space, but playing around with it and changing the design at the last minute is getting a bit stressful! This is the design that the build company showed us initially - just their initial thought as it how it would look. I found feeling the area where they had positioned the fridge/freezer very tricky. We want a free-standing french larder style fridge and the doors and level of matching with the rest of the units didn't seem like a good fit. The support pillar for the steel that crosses the island in the attachment below has also been a real annoyance. It sticks out 23cm, so it can only really go through empty-ish cupboards. Clearly anything to the left of that steel is difficult to vent. On the design in my intitial post, I was intending to have a dropped ceiling element that stretched just beyond the steel. This would let me have a powerful extractor and exit the flew onto the flat room (hidden by the drop ceiling 'box'). I like the idea you describe of a full wall of units, then island, then table. I guess Jonathan's proposal is similar to that. While I love the efficiency of the "4 double door" hideaway I just don't like the aesthetic, so will need to think about something else. Bringing it back to what we need... Utility room: enough to stash the washing machine, store the vacuum cleaner and hang a few clothes. No need for a sink. Free Standing, 90cm wide fridge, nicely framed either by wall of kitchen units. Waist height oven with an additional "top oven / grill (broiler)" - so at least one full height column. Good size kitchen island with at least two seats. Approx 90cm induction hob, plus a gas domino hob. Powerful, externally venting extractor over hob. I'm relatively open to moving the kitchen/living area to wherever it works best. I'm also not desperate to have the hob on the island (but that would be nice). As far as I know, the builders haven't done anything that can't be easily adjusted at this stage - but I think that will change in a couple of days - and they are planning for the kitchen to be in the old part of the house. As for rooflights - I thought, perhaps wrongly, that it would be light enough with the big bifold doors. It is an east facing room, and the old room had some sliding paitio doors and it felt bright enough. So I have left roof lights out on the basis that - but I'm also concerned about noise. (Cheaper too!). The biggest window we can gave without incurring significantly more cost is 1800mm x 1000mm - I'm minded to be 2 or 3 of these in that middle section. Comments (7)Thank you all. I’m up to my eyes with tradesmen as this is a full house Reno so days are disappearing . Hoping photos come through this time. Taken from the doorway looking towards conservatory which is the “window” . Only other windows are two small original lead lights to either side of French doors. No fireplace. Other aspects if the home will be traditional / contemporary to stay in keeping with the age and characteristics already present. Informal dining will will be in the kitchen , which will be used most. This room will be dinner parties , special occasions , so I thought perhaps a table that could extend . I don’t want garden type furniture in the conservatory but I have seen rattan chairs that look casual but definitely smart too. My problem is that I see lovely bits and pieces but I don’t think they tie the rooms together. I am hitting a blank , so was hoping that someone might have more ideas radical or otherwise that can assist. My benefit is that at present I have no furniture for either room so I have flexibility. Would you consider a shared " command station" on wheels? Shared powed strips and printer and adjustable lighting, planning board or library background. I've sketched 240cm x 140cm which may be too much if you are computer based or too little if you need to spread out A3 drawings. It could be pushed into the bottom right corner if not needed, leaving room for two chairs ( blue circles). Full height, built in bookcases and adjustable blinds.

I had a look at your space - it's a big room and I think you could have it all! :D
One idea would be to keep it all open:
Not sure how many books you have, but you could place bookshelves almost everywhere if need be. I have used a double-sided work station here. But this could be easily replicated by two desks. Plants in the middle create a bit of a division while a 200cm long sofa gives plenty of space for a quick nap in between emails or zooms.
Second option is to divide the space. I used curtains here but you could go for more permanent dividers if you wished:
This division creates a dedicated work space by the window and a book lounge by the fireplace - I think it would tick all your boxes from your initial brief.
