layout improvements

I’ve zoned this space into three areas - a dining area, a conversation area in front of the wood burning stove, and a living area where we can watch TV. I’m not 100% happy with the layout though, something feels off. Do you have any suggestions?

Comments (2)I think fire regs might mean that your open plan kitchen living space has to have a door to the stairs. I think you also need to add some cupboards as there is not much storage. Comments (11)I think that you need a rough idea of cost in order to know if you can afford to buy the property and eventually renovate it. So you should probably talk to a builder who specialises in loft conversions or an architect. In my opinion the purpose of a structural engineer is to give technical instructions about what steel will be needed and where in order to achieve the plan you want. Therefore you need them later. You might also look at the permission for the previous extension in order to better understand what walls were previously outside walls. Search online for planning permission, public access and your town to find the local planning portal. You can then search for the address of this property. Comments (4)Since the kitchen is already of limited headroom, it is unlikely that there is any potential to combine it with the reception. But the current kitchen space may be better utilised as a study or a very small (but perhaps very appealing?) bedroom. I’d move the kitchen down into bedroom 2. 11 months agoThe conversation area looks a little squished with all the furniture squeezed onto the rug. Maybe a bigger rectangular rug with the armchairs just sitting on the edge of it, either side, giving the space room to breathe?
