Hello Steph, I would reduce the size of the stairs and add the extra space gained to the kitchen area. Add some glass doors between the hall and kitchen so that you can see right through when walking through the front door. Similarly use glass internal doors between the living room and the rear seating area. This allows some formality to the living room to be retained. Remove the chimney breast. at the rear. Downstairs showers are rarely used so that front bathroom could be modified to incorporate a small utility room and cloakroom. Washers and dryers can be stacked. My children shared and were happy with that until they were 10 and 8 so allow for that. There seems to be a lot more washing when they are young so a bedroom could be used for drying for a few years. I had one client with teenagers who lived in their bedrooms before work started. she commened after the house was opened up that they were now happy to be downstairs and enjoy the company although whilst still on their laptops.

Hi Annabelle, I had a quick plan with a layout which gives you a bit more sense of space with some furniture in. You've still got space to add more storage or move the 'girls' desk on the wall the double doors are on. Disclaimer: I am no expert, just enjoy layouts and floor plans but hope it helps you visualise your options a bit more. Style/colours are a bit random but they were pieces that I thought were the best 'size' for the room. You could probably have a smaller L shaped sofa or a nice corner desk for the girls to work on. Not sure on your taste, but Next has a lovely one from their 'Bronx' range, I also really like theirladder desk.

If this will be a well used bathroom then you should visit a bathroom showroom and look at the size of shower baths and vanity units- when you know what you want in there you may conclude that you want to reduce the back bedroom size and make the bathroom a little larger

Hi Hannah, as Dee mentioned above, if you shift the staircase over to the left or right, you will be able to have a double door opening into you beautiful new KLD (Kitchen, Lounge Dinner) which will be a lot more impactfull than having the two seperate doors. However, as I am sure that you are aware, whatever you do with the stairs downstairs will have a large impact on the layout upstairs.
