I've recently purchased my first house so just looking for ideas. I want to knock through the kitchen to dining room and have a more open plan. Im just not sure what the best way to do it. I was thinking of blocking up the outside door on the right and having patio doors in the dining room where the window is.
Any ideas or advice would be much appreciated. Thanks

If you know you will always want a separate sitting room you could consider a peninsula island off the dining room chimney breast with units along the sitting room wall and a dining area where the current kitchen is…. it might work better for circulatory space especially if you have a built in bench along the right side wall. (you could maybe have patio doors to the garden here too). maybe you could change the access to the cupboard and put the washing machine in there.

You need to find out if the kitchen/dining room wall is structural, if its load bearing then a steel RSJ will be required and this will add to the costs and possibly making it over budget. If you can remove the wall then you could use that space to have a breakfast bar with seating. Without room measurements its hard to see what is possible, i'd suggest contacting a builder to confirm if its a load bearing wall, then if you do want to carry on, take your measurements to a local independant kitchen designer to start working on a plan.

Hi Amyevania, I can't see too well from the image but it looks like a good layout to me baring in mind what you want from the lighter area of the property. I think it may become annoying moving passed the dining table to get to the kitchen and living space but if you're heart is set on the dining table being in the lighter area then I can't see anything wrong with that :) Do you have a designer to help with you're colour pallet and furniture placement? Or is it just jiggling around a space you already have? The colour of furniture and walls in the darker area will have an effect of the feel of the space. Good luck :)

We are planning on putting a utility room in the second garage (which is that new little room at the top of the garage in Floorplan 2) as currently the utility room is in the garage (cold and next to the rakes!). We looked into the breakfast room idea as it was my favourite layout (and more conventional) but were told by the builder to go out to make it flush with kitchen external wall, would cost £20k+ and we'd only get a few feet more width before it starts blocking the view of the garden from the conservatory. It is really a dilemma - I think my biggest problem is how the current floorplan looks on paper - I feel it would probably work well but I don't think I'd even view a house with such a nuts floorplan (except out of curiosity!) :)

I personally would go for u- shape kitchen with a peninsula in the toilet end of the room.... have a wide French door put in instead of the window and door; but the star of your kitchen could be a big dining table by the new French door, looking out to the garden, as the heart of your home. Ps: a floor to ceiling cupboard along the whole wall, top right hand corner of the plan, by the door, could provide you with crucial storage, a utility area or even a little hidden desk.
