Hi again! Sooo speaking to the architect today this seeems to be the latest, slightly tweaked to incorporate a cupboard into the tiny room stealing it from the corridor slightly. We can't see a way to make access to the third bedroom not go through the long room, so a door from there will have to do! kiwimills - i really like your ideas. however the twin bedroom at the top needs to have a window to officially be a bedroom? (also, what's WR stand for, sorry?) We have a rooflight there because it's over the single storey side extension. OnePlan - thanks so much too. I love your ideas but we are not keen on having to re - make up the bed everyday by using the front lounge as a murphy bedroom and lounge - But I do see where you are coming from! I like the simplicity of this design actually. So the kitchen island and table, would they be the same height? Like higher barstools? Jen P - Thanks so much too! However we are pretty keen on the play area looking out over the garden, and having a single bedroom there means we lose that view. But i know we have to compromise somewhere... We can't knock the bathroom walls without huge costs with steels which we are trying to avoid. We can knock a doorway but not the whole wall down. Jonathan - Me and my sister spent all night talking about your ideas earlier, we keep revisiting them. Thanks soooo much for your great ideas!! Hi we are due to move into a new property. We are unsure on how we can change the layout. The bathroom is currently downstairs. This isn’t a problem as such, we could extend the bathroom to the same length as the kitchen however this would make the bathroom long and skinny, ideally would it be worth extending the kitchen on the side to make it bigger? We have thought about moving the bathroom upstairs into bedroom 3, changing the toilet upstairs into stairs to the loft. We have a baby and I wouldn’t like to be at a different level to her. Plus it’s end terrace so would mean a dormer on the loft. Need to keep the property 3 bedrooms, would be nice to extend above the kitchen as this is a single storey extension but I cannot come up with a floor plan! Also change the toilet upstairs to a small shower toilet and sink. Any ideas welcome! has anyone had this layout before and what did you do to change it? :) I don’t want to start decorating if in a few years time we will be changing the layout.

If you remove the 2nd left staircase would there be enough headroom upstairs to turn the freed up space into a family bathroom? to widen the hall, the two current bathrooms could be reconfigured to give you two slimmer ensuite bathrooms and linen cupboard? i was wondering if the existing dining room and conservatory might work as a kitchen diner….you could have glass doors opening to the front reception to get south facing light but close when noise levels get too high!! if so then the current kitchen could be developed, incorporating part of the second hallway (and part of the store room for a cinema room) for a formal recetion room overlooking the garden, again you could have glass doors from the study if required As mentioned before, dont rush in too quick. there is a lot to be said for taking a year, the light and warmth of rooms through the year, the views etc a lovely big house to play with though good l

You could move the door to the utility to access from the dining room to get an extra run of cabinets in the kitchen. I suspect that would not resolve your dilemma as I suspect the kitchen feels enclosed and a bit cramped. Rejigging the utility and bathroom are going to be very costly and I’m not sure it will give you what you want unless you move both utility and loo right back toward the stairs and store and access the store via the loo. Those walls look structural and if the are the original back walls they are structural irrespective of how they sound - so costly to remove. A third and cheaper option would be to swap the dining and kitchen.
