Either your realtor is inexperienced, there is more nuance to what she is saying than you are understanding, or your realtor doesn't have your best interest at heart.
A buyer is not required to fix anything in a house, unless the contract specifically has a cost-of-repair contingency, which are rare these days. However, there is some nuance there, once a seller becomes aware of a material defect they must reveal that defect to other buyers and unless you are in a hot market, that often leads to them fixing the item. If I learn I am going to have to replace a roof, I am better off negotiating that roof into the contract I have in front of me than putting it back on the market.
However, if a better back-up offer comes in, the seller is not going to protect the existing contract. Even if the seller must eventually repair those things they will generally pick the contract that has the return after the repairs.
There is also the possibility that your realtor is going to bat for the seller, since he is a realtor, although unethical it is not unheard of. I have seen realtors protect their relationship with other realtors over their client.

Here is my 2 cents about your situation...
You now have new information, that information can make you second guess your purchase or firm it up. In my experience, this type of communication usually means that the seller has gotten a better offer, although that is a guess, it is my best guess. I would take that as a sign that your offer is good. I would now wait for the inspection before I made any decision. However, it is really hard to know your financial situation and the financial impact of an inspection.
If you decide to go forward with the inspection ask your realtor one simple question via email... What is the very latest time and date that we can cancel the contract due to the inspection clause? Ask even you already know and ask the realtor to respond via email.
I am not advising you wait for that date, in fact, I would advise against you waiting, but since these are nuanced signals, send the seller a message that you intend to take your time. Then again, I may be a bit adversarial so see what others say.
