1) This could actually be a basement level with two the foundation pushed out like window wells. One with a glass roof, extending interior floor area, the other providing a open air patio. 2) What CFM would a ceiling hood over the island like this require for complete draw especially with an open window wall is adding cross winds to the mix?

Windows mounted in the backsplash under high upper cabinets allow natural light to spread side to side at counter level versus having the light from a single tall window trapped between tall cabinets. In a situation where local building code restricts side-wall window area a single large window could be replaced with two shorter ones, distributing available light along the counter. By mounting uppers above eye level the counter area becomes more work-friendly, the room narrowing effect of standard uppers is avoided and the storage lost in cabinet height is regained with cabinets added over the truncated windows. Clear sightlines and the unbroken bank of upper and lower cabinets make the room appear longer than it may actually be. Herring bone flooring, laid point-to-side, visually widens the space.

Coffee / toaster / appliance center with bar sink housed in the corner wall in the same zone. Minimal clean-up as the quick serve activity is all in this zone. Major meal prep, cooking, baking is zoned behind the island exclusively for the cooks. Those socializing with cook or prepping drinks are never in the cooks space. Island has drawers on the diner's side for easy access to anything used to set the breakfast bar or table.....cutlery, place mats, salt and pepper etc
