Layout dilemma !! Help me please !

Please help ! I moved into a house which used to be 2 houses that were made into one . Therefore the layout of rooms was not perfect . As a result of trying to fix the issue , I am now left with 3 rooms open onto one another , room 1 being the foyer where I've so far put a fireplace and two arm chairs plus a piano , room 2 I have no idea what to do with and room 3 which is the living and dining . What can I do with room 2 , the middle room ????? I thought of a TV area but maybe it is not big enough to fit many seats . Then I thought to make it the dining room but not as close to kitchen as the original dining room , plus can u walk through the dining room to get to the living room or is that just not right ??? Please help !!!

Room one is the one w front door and piano

You would really benefit from OnePlan here. Concept design is incredibly valuable and is not enormously expensive to get the concept first. They work remotely from your plans and photos and your ideas and requests. Awkward spaces suddenly have a function.

You can then take this further where very accurate kitchen plans are made.

Today I am putting in place the furniture arrangement which they have suggested. Although I have lived here for 26 years I would not have thought the placing the furniture in my living and dining areas in this practical way. I can see now where TV goes without a conflict with the fireplace. There is no restriction with the flow of people around the space.

How about moving the piano into the second room and making it a music room/study. Then I'd put a round table in the middle of room 1 on top of a lovely rug and put flowers or a plant on top to make it into an impressive entrance.

Zombie post but there's still life in the old dog! : ) We are close to starting work in the summer and are still (!) finalising the layout. We have concluded on some variation of the attached. I agreed with the recent comments about the ensuites and the size of the kitchen and changed it a while back. We might increase the kitchen size further but think it is at it's absolute minimum now. Am dwelling on putting a WC/washroom in the groundfloor space next to the stairs and front lounge, as the area isn't really serving a purpose (hmm, though the access to the main living room is nice). Would have preferred to have a better downstairs hallway (connecting all the individual downstairs elements) but space restricts. Any further comments welcome. p.s. excuse the quality of the drawings, they are just real rough sketches!

Hi guys, I am back again with a bathroom query, I have an image attached. I really don't like the current layout for this bathroom and I'm thinking if we move the toilet to the wall on the left under the sink and put the bathroom vanity where the toilet currently is so that this is the first thing the person sees when the door is open. Do you think this works? Again advice is hugely appreciated. I honestly had no idea finalising bathrooms would be so difficult, and the support I have received on Houzz has been the best of any professional I have met so far so thank you all! How wide is the wall to the right as you come in? Would you have space for a chest either side of the bed there? And you might have room at end of the bed for a small chest. That would allow you to build in straight across the wall with the chimney breast. I have seen and done myself with a shallow press or drawers in front of the chimney. You could also hide a TV in there. Hard to imagine the window(s) but have you considered putting the bed on that wall?

Loft extension layout dilemma- help please!

Just wondering, if we went back to the picture with the original design with a bedroom, bathroom and study area in the loft. Options one is bathroom under the eaves. The architect has suggested running the soil pipe down the outside of the building which I think a) would look ugly and b) would need extensive and expensive groundworks to join to main drains. I wound have thought running under the floorboards to join existing soil pipe behind the loo in the bathroom would make more sense? Option two is moving bathroom to the back by the window, into the study area. I was initially against this as it seemed to make more sense to enjoy the view with a bedroom/ study but I’m now wondering if this is actually the most sensible? If so I’m wondering about the layout for the dressing area/ reading nook/study area and if anyone has any good ideas? Thanks in advance for your help!

Do you have a floor plan so dimensions can be seen and exactly where the kitchen is sited, doors, windows etc. what do you also want from the space?

As you're so unsure about what to use the rooms for, I wouldn't rush into anything. It's a really great space and you have a lot of options which is probably why it's difficult. It could be a TV room/snug or an open study/workstation area or a walk through library with cosy reading areas, the possibilities are endless! It's easy for others to say how they would use it but it really depends on you and your lifestyle as to how you can make the most out of each room.

Personally I would live with it for a while and you'll start to get a feel for what sort of spaces you feel you need and how you use the rooms. It might also help to get a professional in, even just to talk through some ideas and help to narrow down the options.

I know this isn't the clear cut answer you were looking for but you have a blank canvas and I don't think you should commit to anything if you're not 100% sure as you might regret rushing into a decision for the sake of getting it done. It's much better to take it slowly and end of with a beautiful home that works for you.

Mrsmkee what you suggested is exactly what I've had in mind but I did have the piano on there and looked abit awkward as I then would have no place for a sofa in there as well . So I thought maybe a library kind of thing and a nice sofa and chaise longue ????? Because there Is like a space in th wall where a wardrobe was built in as this space was a dressing room and foyer was a bedroom . The house had not front door just a back door that's why I cancelled bedroom to create front door and foyer but then stuck with second room as I couldn't break the wall completely into third room as there's a support beam I was told !

As for house plans I don't have any but I could make a drawing myself and take a pic of it maybe that would be helpful for you to help me !!!

I have a family room with a TV just down the corridoor so it's not necessary to have a tv in any of those 3 spaces ? Obviously in the foyer I can't have one !

Pic is of room 2 where mrsmkee suggested I put the piano but then I've been thinking I should make use of the space in the wall ?

Sorry but can you take a photo with your back against the front doors of the lobby and another couple of angles of room 2, I can't quite work out how much wall there is where the red sofa is.

It does look like might help if it was all either sketched or planed to scale so you can work out placement of rooms to get the flow correct throughout the entire home - rather than just a room at a time.

If you hit the pro button under One Plans comment you can contact One Plan directly for professional advice. If you read One Plans reviews and various plugs from Houzzers it may well be worth it. Given this was 2 houses it may also help to have some professional help to see if anything could be done to improve the flow and general layout of the house rather than just furnish the rooms. Alternatively if you want an attempt at some amateur help (mrsmcee, am speaking about myself not you!) , I think you will need to draw a plan with exact measurements, ŵall alcoves?, windows, doors, fireplace, room openings, light fittings etc otherwise it's really quite difficult. I attempted to draw a plan for your living room last night but was just guessing at the rooms dimensions being 23ft x37ft but it didn't look that wide in the pic. I also noticed you've had a light installed over the dining table so I assume the table has to go here, and the same for your seating arrangement? The foyer should be quite easy but need pics of where the fireplace is (although could probably guess on that looking at the plan!). Photos of each room from different angles would also really help. What by the way is room E on the plan? I hope that helps!

Thanks Minnie ! Or if pro help isn't in your budget - try a simple room planning software - there's some free ones available out there ! You need to look at the bigger picture before you concentrate on the smaller stuff too !!!
