Help please! Bedroom layout dilemma

We’ve recently bought our first home and have no idea on the layout of the master bedroom. It’s a good sized room but awkward to work out the layout because of the chimney breast.

Do we put the bed:

on the wall on the right as you walk in (we would have to rehang the door so it opens the other way or insert a sliding door)
on the wall on the left as you come in (where it is currently, we would need to get in-built alcove wardrobes but there wouldn’t be much space for bedside tables but this would give us more space for a chest of drawers and dressing table on the wall on the right)
against the chimney breast (unsure where we would put our wardrobes as we’d originally thought they could be on the wall on the right but that would block light coming through the window)

Attached photos for reference of our room currently, we have just moved in hence the lack of bed frame/furniture! Any advice would be hugely appreciated!

How wide is the wall to the right as you come in? Would you have space for a chest either side of the bed there? And you might have room at end of the bed for a small chest. That would allow you to build in straight across the wall with the chimney breast. I have seen and done myself with a shallow press or drawers in front of the chimney. You could also hide a TV in there. Hard to imagine the window(s) but have you considered putting the bed on that wall?

Your room is similar to mine but my alcoves are uneven so only 1 chest of drawers there but I do have 2 bedside tables. On the right wall as you walk in in my room we had built in wardrobes which is great as you can adjust the size to suit the space. I’m not sure yours is wide enough? Here’s some pics.

Just a thought, what about putting the bed against the wall of the walk in wardrobe and you can still have your headboard, no need to change or move a radiator and the wife's side of the bed would be next to the wardrobe entrance. It's all a bit cramped by the looks of things and while you'll have your ensuite and your walkin wardrobe you'll still be walking into a box room. Another thought I had to to lose the bedside cabinets and increase the appearance of space would be in to have the bed side lights on the partition wall and the storage built into the stud wall with pull out shelves for those breakfast in bed moments and cups of tea. Change the door to open onto your landing as well!!! Good luck

Your measurement differ from the agents measurements, especially your plan for the top floor, so I have made a best guess on the likely footprint. I have come up with this plan, I have tried to move the kitchen sink closer to the back and hopefully you may be able to put a soil pipe on the back of the building. Budget- this is a stumbling block- As you start to cost out all the necessary purchases will realise that your budget isn't big enough. Personally I would break down the cost of all the purchases you want to make and then cost the labour and then work out where you want to spend first or find more money. When I renovated my first property I also had big plans but ran out of cash quickly- like me you might end up doing the messiest stuff quickly then living with a bare shell until I had saved enough for the next stage.

What a great idea, Steph. I hadn't considered keeping the bed facing the same way but shifting forward. I love the way that the mirror and wardobe-facing drawers make this its own area. Hi Rhian Foley Having looked at your layout as you have sketched, a big bathroom is good as bathrooms and kitchens are the items that make a house. The only thing I would try to change is the en-suite in the master bedroom, possible long and thin if possible and along the party wall near the stair. Hope this helps. p.s. I almost bought a house with that layout and was thinking of doing a similar extension.
