There's always other options ! Here's another idea... A. Seating area - pair of sofas and coffee table. B. Extending dining table - turn 90 degrees to extend. C. Family size over depth USA FF. D. Slim storage cabinets - could be midi height or tall - to house extra fold up chairs for when dining table extended and, in future, a place for kids toys. E. Island and kitchen straight run. Dependent on plumbing and extraction for a ceiling hood, could have either sink or hob on island if you fancy. F. Full depth cleaning cupboard for vacuum and mop etc. G.WM and TD space with shelving either side for folded washing and hanging rail for shirts etc - ie a proper laundry room . Hi. You know, I'm totally with Pat Oliver on this - cant imagine why someone would have put three light fittings up in the first place!!! I, too, would go for just the one in the centre and remove the end light fitments. Don't know your budget or taste but I've fallen in love with ANTHROPOLOGIE'S totally OTT brightly coloured chandeliers which happen to be on sale now. I covet them but can't afford them. Why not combine your budget for two and buy something spectacular. You're only going to do it once!!! Wayfair is good for ideas and, believe it or not, if you have a COSTCO card they sell quite magnificent ones too. If budget is huge look perhaps at Thomas Goode. Happy shopping! I can see potential for a 3-bed by turning the downstairs reception room into a bedroom but I don’t think you’d fit a third bedroom upstairs. You could consider turning the downstairs shower room, or part of it, into a utility / laundry space. Changing to 2 separate flats could be problematic in terms of access to the first floor one - presume you’d need a shared entrance which would make accessing the ground floor front reception room more difficult. Also, I don’t know if you’d need any special permissions, plus extra fire / safety regs to turn a house into 2 flats. It seems to be potentially a lot more hassle to take that option.
