Your house looks a similar dimension to my house which I just sold. I kept the wall dividing the receptions rooms but took the wall down between the kitchen and back reception room. I'm in Jonathan's camp re splitting the lounge, I'd also think before doing it about your lounge furniture. The wall that you are thinking of having a hatch in looks like a prime sofa wall. Therefore, where will you put sofas? Also, why would you want a serving hatch going through in to a lounge anyway? They traditionally go through to the dining room, which, here is not the case. Not sure why you would want one on that wall, and what you would be passing through it? I don't like to pooh pooh peoples ideas, but it does sound just a little odd. I think that a lot more could possibly made of the space in general, with the help of a good concept planner maybe, as they're worth their weight in gold for using all available space to the utmost. Hi Ellie, I work with tricky layouts all the time, I've just finished one which I uploaded today on my profile called "the awkward kitchen". It's always hard looking at a space you know well with fresh eyes. I think the current kitchen needs to become the dining area with the kitchen window (I assume is garden side) perhaps turning into doors out. this then gives you the garage to create the kitchen and this could be a really fabulous space. I'm imaging the back wall of the existing garage being a bank of tall units which can be really welcoming with the right lighting. It would also keep the working area of the kitchen towards the window and in the light and social area. Thanks Minnie - actually thats an interesting perspective. Yes _ as when I sell I'll convert it back to a 2 bed so that developed space will need to be living space as well as kitchen/diner as the current lounge will be the second bedroom. . I like the idea of the table on that wall and can be counter top space when cooking if needed.That also gives space for cosy sofa., not the small one I was trying to fit in. The courtyard won;t be covered but I have a patio and 38 foot garden with furniture on so that covers that. Thank you!
