Comments (15)Hi Will, I have one other question about the dev you did too. I saw in your profile photos of the finished extension. One thing i noticed is that you kept the rear bay window shaped aspect of the flat and added the glass panel or perhaps door on the right hand side. Why did you choose this over having a completely flat back with bifolds / sliding doors? I had a builder round last week and he said changing the bay window shaped bit to a flat rear is complicated due to the steel / support needed. Comments (15)All the above posts are excellent...................however, nobody seems to have mentioned the drain position. I'm a little concerned that some of the plans above may be unachievable because you'll never get to the drainage. Can you confirm where the main drain is. If you're really lucky, then they may cut across the property and it's conceivable that you have a drain outside the kitchen or even a manhole in the garage ( we've got one in ours, as the drain makes it's way to the front ). Comments (3)I don't like the idea of a courtyard as it feels like wasted space. I'm okay with having the room at the back. I've played with having the dining room as you walk in the front door but breaking it up with a waist high wall to create a kind of hallway and storage area. I could also move into this area by 60cm to allow for a bigger master (to take the space of the wardrobes. I think knocking yet another wall down could get pricey I guess. what are the opinions on this design attached? Comments (1)hi Jamie For side return extension if that is your plan be ready with about 70k+VAT budget and another 10k in total for client supplied items. that means you still have another 36k£ to spend on your project. as i haven seen your windows on a front i can just guess but i would say with 1 external door and 5 windows assume about 5k+VAT incl installation. bathroom refurb can cost you around 5k+VAT and refurbish of the whole ground floor about 15k+VAT incl new door liners couple of studwalls new plastering new skirtings and architreves etc. for flooring and other stuff allocate about 8k+VAT and for profession fees another 4k+VAT. i would say in total a bit tight but you can have all your list to be done. just be sure you get more quotes in as builders are charging nowadays from a-z depends on there availability and flexibility. have a good luck....See MoreTJ Building Solutions
