As Brand Nash Hicks said, it depends if you want to make a statement or not. Being in a close where all the houses are the same style, your house will stand out if you modify it. Is this exactly what you want? Has anyone else done any modifications? Personally I think the house doesn't have a particular style which you should preserve, so could be a blank canvas for a makeover. If you want to totally transform, I would definitely go the pale grey timber look in American Cape Cod style, with a lovely grey driveway as you noted, with white trims everywhere. Unless you want the garage to stand out, I would have it the same colour as the house (replace it with a paneled one). Putting a white pitched roof porch on would be great, but in proportion to the house. The garden also is going to make a huge difference to the look of the house. Depending on whether you like gardening or not, you could do a pretty cottage garden with lavender down the side of the driveway and a keyhole path into the middle of the main area with roses, hebes and other typical cottage garden annuals all around(no lawn area to mow). At the end of the day its about your budget and how radical you want to be. I have always wanted to do over a house from the '60s or '70s, as you could have free reign to do what you like. I fancy huge picture windows myself, but that is a real project. I wish you good luck.

I would definitely recommend removing the dated brickwork, we have done this quite a bit with various properties our recommended installation teams have worked in. We kept a narrow path (680mm min at drainpipe, 750-800 elsewhere) and it proved more useful than imagined as the back garden needed a lot of work post renovation (clearing unreusable building waste and barrowing in compost and plants). I think you could benefit from a super skinny side extension keeping a path but as you've flagged, the costs might not add up. Also, looking at where your bathroom is, I'd want to check where the drains run beforehand as I suspect it'd be expensive if they're where your foundations would go. Here's my suggestion anyway! To the left of the front door would be a small open area with a door to a cloakroom which sits alongside the stairs. My friend has just done that, and having two directions of travel from the front door makes the house feel much grander. The cloakroom would be narrow but I think Karen's right that 700 would be adequate plus you could put a standard lintel in the wall adjoining the stairs and take back what was the external wall to create extra width for the sink. The utility becomes just a laundry room, but serves the key purpose of getting the noisy washing machine out of the open plan room, and could have a door if you want to keep your bins on the path. Run the foundations straight as no reason to dogleg. I'd second Jonathan's idea of moving the kitchen to the centre. I'd add a clerestory window to the side by the corner dining area.

We need a little more information please. The current plan does not have any windows and it’s not clear where the entryway is. Assume the beds in lounge is in error. The current kitchen is very small so assume you want to subsume in the OTS (on the side?) and box room also? How many people is this for? Do you require a dining area? Are you ok with open plan kitchen diner lounge?
