Bathroom layout

Hi everyone,

I would like some feedback on the best / most functional layout for my bathroom and ensuite. It's a full renovation so I'm at the stage where I could still move the doors or the walls.

Just unsure as to put the bath (and everything else). Could you please give me some feedback and advice? I'm attaching the floorplan and 3D shots to give an idea of the layout I'm currently considering.

The ensuite is about 2.85x1.5m while the bathroom is 2.85x1.65. This doesn't consider space for pipes etc.

I have come up with a different idea for inspiration. I have made the guest bedroom smaller to give room for a desk area on the landing. I have also given the guest room a small wardrobe and the shower room next door is smaller than a family bathroom.
I have put a bigger ensuite with more storage off the main bedroom- it occurs to me that this room needs the better facilities. Assuming there are no windows in the way I gave this room a big wardrobe

I think the position of the bath in main bathroom is good but would reconsider having the toilet opposite the sink as I think the space between the two will be limited. Given the minimum depth of toilet is probably 600 & minimum for sink is 400 the gap will be 650 which is workable but feels a little tight for a main bathroom. I'd reduce the length of the sink / vanity unit & put the toilet on that wall or the door wall, if you can move the soil pipe that is. You could put more slimline storage in on the wall to the right of the door or use a storage mirrored cabinet over the sink to gain extra storage.

Well I would recommend this ensuite layout but the door in the middle Access to the master bedroom WIC is too far from bedroom door, people Will need to walk across entire bedroom everytime changing clothes and bed is located straight against bedroom door, if you don't want to move the bed and like ITS position facing the balcony then add divider wall between the bed and the door so when sleeping you cant see the door and when enter you cant see person face directly it Will feel very uncomfortable if you proceed with this floorplan Also on another ensuite probably better to place washbasin near the door so when you just want to quickly wash your hand doesnt need to go across toilet and reminder everytime you use toilet to wash your hand

Is this plan better? (where it steals space from the bedroom on the other side). With this though, the toilet is more even more prominent. This 2nd one, compromises the bedroom changing it from a small double to a strangely shaped singe. I’ve included the effect on the bedrooms if anyone’s able to have a look and express an opinion. I’ve got an appointment with the designer tomorrow and I know he’ll be pushing me to commit (looming price rises etc etc).

Hi, I’m an interior designer and I offer a service called Plan Analysis, where I review floor plans, identify potential problem areas and optimise your space to its full potential. One of the most common issues I come across is poorly positioned doors. The first thing that stood out to me here is how the bedroom door swings into the room, potentially limiting furniture placement and restricting what layout options are available. It can make centring the bed or incorporating larger storage pieces more challenging. Secondly, while not a major issue, it could become frustrating over time: if you’re using the bathroom from the bedroom and the additional door is open, you’d need to walk around it to close it, which isn’t the most practical flow. I’ve quickly reworked the layout to illustrate a potential alternative. This is purely conceptual — it’s not to scale (it’s based on the existing items shown in the drawing) and doesn’t take into account all property constraints or your specific priorities. This option would allow for greater flexibility in the bedroom layout (for example, centring the bed and accommodating larger storage units), while also making better use of the bathroom space. The door positioning improves the flow, as the second door would be within easy reach upon entering, and it also creates the opportunity for additional storage. Keep the same layout but bath where the shower is and move the ahower along a bit Cepending on storage requirements I also like the shelf behind the bath in the last pic for toiletries etc

many thanks, that's helpful, any more feedback is much appreciated. In particular do you think there's enough size for a bath of decent size in that position? Considering the bathroom is only 1.65m wide

A generous sized bath is 1800 and a standard one 1700 so perhaps make the ensuite a bit narrower to accommodate a bigger bath ?

Is there a downstairs loo ? If there is, why not make both bathrooms ensuite ? ( unless there's more bedrooms on another floor that we can't see here ?)

I like the idea of two ensuites if this a two bedroom property and a cloakroom downstairs.

However, as most people have showers nowadays, have you considered having a shower bath in the main bathroom so giving the other householders an option. Something like a P-bath or an L-shape bath.

yes there's a guest loo downstairs, however there's another bedroom in the loft that will have to share the same bathroom. I can probably shift the walls slightly so that there's more space for the bath. the other option was to have the bath in the other direction alongside the other wall, would you recommend that as an option?

Many baths are 1700 so you wouldn't need to move the wall position much. You can get shorter baths but your choice would be more limited. Unless you need to put the toilet on the outside wall for the soil pipe, I would leave the bath where you have it. I think the room would look narrower with it on the other wall.

You could maybe save some space/projection with loo's by using a concealed cistern in the actual wall cavity ! ( if it's a stud wall ) obviously they'd have to be staggered not back to back - chat with a bathroom installer for all the options they and you can think of to eek out every bit of space you can!

Need to look at where windows are before can comment on bath placement !

how many people will there be living in the house? would anyone else want access to a shower? are there any children?

no children, i'm definitely not having the main bathroom as an ensuite i'm afraid

no windows in either bathroom, thanks everyone for the input, any more advice is very welcome

Could you possibly show us the layout of the ground and loft floors? Staircase position makes an impact. Are the other bedrooms frequently used? Stealing 20cm from a bedroom may well make little impact on the bedroom but huge impact on the bathroom. You show a very large sink unit, do you need that for storage?

Another thought..... Is the loft bedroom bigger?..... Should the main bed and ensuite be up there?

the master bedroom is going to stay on the first floor, no toilet in the loft. I thought about making the second bedroom smaller but it would look very long and narrow with an awkward layout, so it would have to be minimal (10 cm?). thanks

For the ensuite would you consider a sliding door it will give more space. I would leave the shower where it presently is. Opposite the door i would place the vanity and on the right hand side of the door the loo

thought about a sliding door as well as a door opening outward but it felt like there was enough space vs spending the extra money

Most baths are 1500mm or 1700mm or 1800mm lengths however you can opt for a 1650mm in some bathroom stores.

You could go for a small bath with a wow factor, this is under 1500mm so have enough room for pipes and boxing in.

That could be nice but I still think I'd like to be able to use it to take showers, that's difficult to do with a freestanding right?

I wouldn't personally have the bathroom door opening so that the first thing you see is a toilet. I would also rethink the bathroom vanity. The sink looks too deep and the vanity too long. I would use tall but narrow storage to the left as you enter and cut down the size of the vanity. This will stop a narrow bathroom feeling over-crowded (I think).

based on the feedback i've changed the plans to what i have below, essentially they're mostly mirror images of each other with the only difference one has a walk-in shower and the other a bath. I've moved the wall so that a standard 1.7m bath can fit in the bathroom. The ensuite still works as a smaller room I think although I probably will have to reconsider the door (either pocket door our swinging outwards).

Any more ideas are welcome. Also any recommendation on where to buy sanitaryware etc? Got a quote today from the bath store but would like to see other (mid range) prices, any recommendations? Thanks

NB. The software you are using is only showing BTW pans - you will need to allow for concealed cisterns too!

Have you considered City Plumbing Supplies. They supply retail customers and trade. If you are using a plumber to fit it they may be able to get trade prices there. You can also source the tile giant range of tiles through City Plumbing so good for a one stop shop.
