Kitchen layout help please!

I need to re-do my kitchen and would like some advice as to the layout. The drawing below shows the current layout, but we would be happy to completely change this.

I would like a couple of eye-level ovens instead of the range oven we have - where would the best position be?
Would like a breakfast bar area, but perhaps in a different position to current
Would an island fit? And would it be a worthwhile addition? We like floor space :)
The area on the right was a diner area, we would like to make more 'kitchen' use of this space
Need to include larder fridge & freezer.

NB the window on this bottom wall is high level.

Hi wey_hey. You've already received some good advice and I really think the best tip is to invest in a professional so you get the best out of the space (I vote for OnePlan). Your last ideas really don't work at all (sorry). You need space to put things down near ovens and fridges and that end bit that is 2.15 wide will be really annoying with your most recent layout (you'll get trapped in the end and there won't be enough room to open a cupboard while standing there!). I think re-swinging doors will help a great deal with giving you more usable space, too.

Hello, is it possible to move the door to the playroom over so that you can extend the run of units down the length of the room rather than having the 'L' shaped run which juts into the kitchen space? Currently, it looks as though the area opposite the dining room doors is completely unused. You could possibly fit a narrow island in this way and include a bit of a breakfast bar there as well seeing as the available space is nearly 8m. First thoughts only but can give it more if you feed back to me. Best wishes Nicky

Thanks for your comment - we will probably get rid of the current breakfast bar. Also thinking of closing off the area where the range oven is currently & using that space as a pantry / food prep room, ie:

But where would be the best place to fit 2x eye-level ovens & a hob?

Hi minnie101, thank you for your questions. The cupboard is unfortunately the only storage space in the whole flat (for coats, shoes, vacuum clearner, ironing board, clothes airer, boiler etc) so I don't think I can move that but wish I could. By removing the wall we aim to allow natural light into the currently dark kitchen and allow a view from the kitchen out the dining area window and make it more open plan but it could also open up the possibility of extending some of the kitchen into the current dining space but still assessing if doing that will encroach too much on the dining area or if keeping the kitchen roughly in it's current area is a better balance with the dining area.

Hob should not be close to seating area - as splashes can be hot ! Sink should be close enough to safely walk between hob and sink with heavy pan without trip hazards and Fridge should have enough air space around it to allow doors to open fully . Hi Dave, What a lot of doors but not a problem. I would keep the walkway between the doors clear if you do decide to go for an island but there might not be space. I would put your tall storage on the long wall because this will be out of the way of people walking through to the garden. If you're able to make the hallway door slightly narrower to get the 600mm width on the currently 550mm door then thats fabulous, if not, you could go for a breakfront (set back the first cupboard then pull out out the centre ones) or go for a freestanding tall block. All depends on the look you're going for. Then I would put a seating area by the window and use the rest for prep space, sink and hob. I would have the larder in the same position as the current cooker and put shelves by the window rather than make this skinny space as you've just drawn. If you want eye level ovens - the only space you have is between the door and the nib where the breakfast bar had been as there is no window in that position. The hob is more tricky but could possibly be fitted beside the tall ovens but not under the window opposite the dining room door - you will need some elbow room - not ideal but possible. If we were working with you on this - we'd offer up 3 or 4 ( sometimes more!) sketch layouts in the first instance - then hone that down to produce a CAD drawing then tweak it with you (via email) until you are happy with it - the produce various perspective images , plans and elevations and a panoramic that allows you to really see what's going where - we also produce an itemised list in a PDF with all the images collated into that one file for you to shop around with ! We start on a Monday and it's finished by Friday ! (And costs about the same as a dishwasher ! ) or there are other options on an hourly rate too !

If you go to our pro page you will see some examples and some comments from past clients.

It's worth investing in good design - as you will be living with the results for a long time !

Thanks for your comments - we have been looking at the space in more detail... what are your thoughts as to this layout? Is it a bad idea to have the ovens right next to a doorway?

The room is an odd shape and I think you will benefit from professional advice. However I think before you seek that advice, you need to have a good think about the way you use your kitchen now (prep, cooking, serving, washing up, putting away, storage etc). What things do you need close at hand during each one of these tasks? What things do you like about the way your current kitchen works and what things annoy you? Search for kitchen planning articles on Houzz which will help with the sort of things you need to consider. Then when you speak to your kitchen designer you will have a clearer idea of what will work for you, after all the kitchen has to be a functional space, and they will be more likely to help you get what you want.

Absolutely agree - you need to get professional help and advice. I give my clients a comprehensive questionnaire to complete before we even start talking about the space as this really gets the client to focus on how they want it to function. You don't mention where the door in the kitchen goes to, but would it be possible to move that doorway to where the high window is opposite the dining room doors? Presuming it goes outside, then that would give much better access from the dining room & playroom to the outdoors (without people having to traipse through the the kitchen) especially if you put in double doors. And, most importantly, it would free up that wall in the kitchen for your high level ovens. The larder fridge & freezer could possibly go on this wall also, or else in the alcove opposite. Thank you everyone for your help & comments! Agree with you all... we do need to get a professional in to look at it!

westcorkfarmhouse that door leads to a side door - a tiny lobby with a tiny cloakroom & the boiler. My husband had actually talked about whether we could brick up that doorway & change that somehow. As it leads to the side passage, we only use it for taking out the rubbish and receiving grocery deliveries :) Don't want to have to relocate the boiler tho!

Hey there!

You have obviously received a few comments on this already and we would completely agree that a professional opinion will help you no end... It may also help to see the full floor plans for the property.

For a property like yours, we would generally prepare 3 or 4 preliminary options for your consideration, we wouldn't necessarily insist that one is better than the other, more that one would best suit your family needs and desires.

In short... The best design is the one that best works for you and your family!

Just seen this again - thanks for the mention Boundsgreener !

(Just finishing work for the day !
So a quick look on Houzz and then another early start tomorrow !)

You'd also need a work space for putting your shopping down to load the fridge etc too - so maybe your plan needs a bit more tweaking ...

Losing a door could be a good option!

OK, an update for you all...

Change of plan round here... we have received planning permission for a biggish 2-storey extension, so ...... the new kitchen project has been been put on hold :) I will keep your details on file, and you may be hearing from me again one day :):)
