Side extension

We are looking at a single storey side extension but we live on a main road. Our front elevation faces said road and the side that would be extended faces out neighbours. I can't work out whether we need planning or not. Can anyone explain this? "Your extension should not be forward of the principal elevation or side elevation onto a highway". Thanks

Even though we are not extending beyond our front elevation? Is there any way of building a side extension without planning? Thanks

Thank you Jonathan for sharing your ideas. Given we’ve spent a lot on the house we were hoping to avoid another extension. We want to be able to use the redundant space in the courtyard without disrupting the rest of the house. I forgot to mention, we had already replace the Family room garden exit with 2.5m bifold door. There are no currently no internal walls on GF, it’s a complete open plan living with kitchen island. Even the front reception walls were all knocked down. Let me know if you have ideas on how could we use the courtyard/side access space (could be single or double storey ideas)..

I'm no expert but have a similar floor plan in my own house upstairs. I don't think you will fit wardrobes at the end of the bed in your new extra room with en-suite. A standard bed is about 2m long, so if your room is 3m wide there will be not be enough passing space on a standard 60cm wardrobe. I suggest this extension space upstairs needs to be reconsidered. Hopefully one of the designers on here can help with a new plan.

Because you are looking to do a loft as well as build out this gets quite big and may be beyond permitted development. Given that even with permitted development the local authority can consult neighbours and right to light may come into play I think that you should be getting professional advice. In my experience the local authority planning department varies from one area to the next, so you may be lucky and get good advice, most likely they will be vague and useless. I think you should set up a consultation with a local architect for an opinion on local policy and a guide to cost of nearly doubling the size of this house. Separately I agree with other comments that you should keep the side access or accept complications with the neighbours and the window cleaners ladder going through your kitchen once a month.

National planning policy guidelines for garages are as follows:

Outbuildings are considered to be permitted development, not needing planning permission, subject to the following limits and conditions:
- No outbuilding on land forward of a wall forming the principal elevation.
- Outbuildings and garages to be single storey with maximum eaves height of 2.5 metres and maximum overall height of four metres with a dual pitched roof or three metres for any other roof.
- Maximum height of 2.5 metres in the case of a building, enclosure or container within two metres of a boundary of the curtilage of the dwellinghouse.
- No verandas, balconies or raised platforms.
- No more than half the area of land around the "original house"* would be covered by additions or other buildings.
- In National Parks, the Broads, Areas of Outstanding Natural Beauty and World Heritage Sites the maximum area to be covered by buildings, enclosures, containers and pools more than 20 metres from house to be limited to 10 square metres.
- On designated land* buildings, enclosures, containers and pools at the side of properties will require planning permission.
- Within the curtilage of listed buildings any outbuilding will require planning permission.
If your proposals comply with the above then it is PD. However, the planning policy and application of it is complex and in addition to the above I would look at the planning history on your street, if you fall within a Conservation Area then you need planning. If you are planning on using the extension for more than a garage then I would recommend planning and if the extension forms part of any extension to the rear then I would recommend planning.
