Side extension

(Courtyard area 1.7m wide , 7m length)
Hi all,
We bought our house during Covid and couldn’t extend the house on side or rear due to lockdown. We ended up doing all internal
refurbishments including new flooring, piping, windows, kitchen, bathrooms making it an open plan kitchen living space.
We still have an old conservatory which is attached to space on the side of the house we often use for side access/storage.
We are keen to use this side space creatively but struggling with ideas as we don’t want to knock down any more walls and want this to be like an additional side room.
What do we lack today :
We often use kitchen island as our dinning and would love to use this space as a dinning area. We are also in need of additional storage/utility space. Jise wondering if you all could help us come up with some ideas. I’ve attached some visuals to aid the discussion.

If budget allows I would replace the conservatory with a bigger conservatory or extension, regain your side access and have the new space link the kitchen to the biggest reception room

Thank you Jonathan for sharing your ideas. Given we’ve spent a lot on the house we were hoping to avoid another extension. We want to be able to use the redundant space in the courtyard without disrupting the rest of the house.
I forgot to mention, we had already replace the Family room garden exit with 2.5m bifold door. There are no currently no internal walls on GF, it’s a complete open plan living with kitchen island. Even the front reception walls were all knocked down.
Let me know if you have ideas on how could we use the courtyard/side access space (could be single or double storey ideas)..

We kept a narrow path (680mm min at drainpipe, 750-800 elsewhere) and it proved more useful than imagined as the back garden needed a lot of work post renovation (clearing unreusable building waste and barrowing in compost and plants). I think you could benefit from a super skinny side extension keeping a path but as you've flagged, the costs might not add up. Also, looking at where your bathroom is, I'd want to check where the drains run beforehand as I suspect it'd be expensive if they're where your foundations would go. Here's my suggestion anyway! To the left of the front door would be a small open area with a door to a cloakroom which sits alongside the stairs. My friend has just done that, and having two directions of travel from the front door makes the house feel much grander. The cloakroom would be narrow but I think Karen's right that 700 would be adequate plus you could put a standard lintel in the wall adjoining the stairs and take back what was the external wall to create extra width for the sink. The utility becomes just a laundry room, but serves the key purpose of getting the noisy washing machine out of the open plan room, and could have a door if you want to keep your bins on the path. Run the foundations straight as no reason to dogleg. I'd second Jonathan's idea of moving the kitchen to the centre. I'd add a clerestory window to the side by the corner dining area.

Hi Eleanor. I think your first port of call would be looking at local planning regulations to see if this would be allowed. Are there any houses like yours with this sort of extension in the area? Often regs don’t allow you to extend where it will alter the front of the building as it will create imbalance with the other properties.

Probably not. That brick in your lawn is a metre from the pavement and indicates that’s where the services are. It suggests any side extension would be on top of sewers and electricity cables and therefore not permitted. It probably wouldn’t work because of stair placement. Instead consider going up. Are there any taller rouses nearby? Do you think you would get permission to raise the roof?

Minimum cost option without side extention but 3 x 6 meter back extention Correct Less cost of utility build in existing waste and water plumbing At first I want to divide the kitchen into utility and small office but then each room gonna be 1.57 meter so better use it entirely for utility,WC and storage (the wc on the wall next to bathroom) make it 160 cm in width, you can adjust whether place the WC door in hallway or in utility (I place it in utility because too much doors in hallway) You can switch bedroom and kitchen layout if you want to but I suggest this layout because all bedroom in hallway and close to bathroom The master bedroom bigger than lounge for bay window office spaces But if you has more budget for 6 x 7 meter extention then you can have office and second lounge just consider if its really necessary

There was an episode of Your House Made Perfect where the cost of all the work was too expensive so they added a pre-fab room to the side of the house instead. It was used as utliity room and looked amazing. https://www.bbc.co.uk/programmes/m001nqzk

That makes no sense- you want to avoid the cost of extending at the back but are prepared to spend to extend at the side! Personally I think an additional proper room will add far more to the value than a modest corridor down the side of the house

You make a very Fair point Jonathan, however the cost of double single/double storey side extension is lower than a single storey rear extension. For now the conservatory gives us that extra space on GF for social.
