Living Room/ Dining Room layout

Hi all. We have just bought a flat and I am trying to come up with ideas on how to better layout this room. I want to make the fireplace more of a focal point and potentially build it out and add built-ins on either side. I was thinking of also adding a built in bench along the bay window and getting a dining table that fits in there. We will have a small breakfast bar in the kitchen so would only use the dining section of the room for more formal meals. We want the living part of the room to be the main focus. Any thoughts? This picture is a bit stretched, the fireplace is in the middle of the room and the dimensions are 21'3" x 16'4". Also, this is furniture from previous owner and we have not purchased any furniture yet. Thanks!

I like your ideas. If this was my flat I'd be looking into knocking down the wall between the kitchen and bathroom and having a kitchen diner, putting an ensuite into bedroom 2, then a really grand separate lounge. But that isn't what you asked, and I know it's much more tricky altering flats so go with your plan!

Hey looks like a lovely room. I would opt for a L shaped sofa so it frames the fireplace area and identifies that as the cosy living room space and still allows easy access to a dining table by window. Your built in bench is a good idea to make most of the space, could have 2 either side so means beach can be tucked under table when not in use.

Get a beautiful oversized ottoman for costing up by fire and a small side table rather than coffee table to maximise the space and maintain the luxury feel.

I like Vera's designs. Tucking the table away against the wall when you are not entertaining is a great way to increase space in the room for the rest of the time. I also think an extending table could help you a lot - so you can shrink it down when you are not entertaining. I would also advise against a farmhouse table, as they usually have very chunky legs! In a small space I always advise a table with legs which are recessed under the table top, a bit like the one below from trusty old JL (though it is a bit big for your needs). That will affect what you should prioritise - if you are only entertaining in here and you have another place to eat in the kitchen that will make a difference. You could also try made.com for small furniture - I have a small living room/kitchen and got both my sofa and a chaise from there 3 or 4 years ago and the dimensions are great for the room.

Hi Yasemin, I have added a very basic templated 3D model to give you the gist of how I’d lay out the space. Please take no notice of the styling, the templates are just what I had to hand on the computer. So I would use bench seating along the back wall for your dining table seating. This would allow you to push the table back further than you can with conventional chairs and thus keep traffic flow unrestricted through the space. There are a wide range of benches available these days from basic and beautiful wooden constructions (just add cushions if you wish), to sumptuous fully upholstered luxury pieces. There is also room for a sideboard for your tableware, you could create a beautiful sightline out of this by adorning it with table lamps and/or decorative accessories. Some wall art would be great here too. I wasn’t sure what the space was at the other end of the room (with glazed door), is this your main entrance? If it is you will need an outerwear storage facility of some sort. If its not a main traffic route then it could be a lovely space for a desk and study area. Good luck with your new apartment. L :)

Oh and made.com do decently priced modern style L shaped sofas! Sofa.com also gave a beautiful range if a bit pricier.
