The guys here have far better ideas than I do on layout, so I will limit my views to a few tips. - You may want a TV point in a bedroom, as watching TV whilst someone is cooking is really irritating! - Laundry. If you can in any way find space for the machines away from the living area, do so. Again, washing machines running in the living space are not fun, and using them at night is antisocial for the neighbours. - Dishwasher. Buy a quiet one! - Loft conversions: not Permitted Development for flats, so you would need full planning permission, and to be sure that you actually own the loft: frequently these are communal space. - Multifunction spaces are everything in flats, so make sure you have a space to work that is not the kitchen table (a nook in a bedroom works well), that a bedroom can have a TV in it or a sofa so you have another space away from the main space to relax and hide, and build in storage wherever you can: bench seating in a corner around the dining table is a great example, as is high level shelving and kitchen cabinets that go all the way to the ceiling....See MoreTerrace house layout
Comments (10)Hi Ben, are you in a position to have the bathroom upstairs above the current bathroom? If it were me and budget allowed, I'd move the bathroom upstairs and close off the lounge from the dining room. That way, you could have a separate living space from a kitchen diner, and still have space for a small sofa or storage unit. I'd put in a patio door leading to the garden where the bathroom currently is. I would use what is the current kitchen area as a laundry/utility space-keeping that access to the garden too and avoiding the need for a steel....See MoreExtension and layout of the ground floor
Comments (0)Hi all, I'm new here. I hope to get some ideas for how to plan our extension. Our house's current plan is below. The front room now is used as an office and storage room. The lounge is currently used as the play room for children and full of toys, so there is no room for hosting guests. We are eating in our kitchen at the moment. The size of the kitchen is 3*3.5m. We hope to do the rear extension, so to create a dining kitchen and extend the current lounge for more room for kids to play. We also want to fill in the gap in the front of the house, trying to build a bathroom and storage there. We consider the bathroom nearby the entrance is a weird position but we would like to have the kitchen dining and not to extend too much to the back garden. We plan to use the front room still as an office also the guest room in the future. We want to save some ideas about: 1. How many metres are needed for the rear extension? So that we can have a reasonable size kitchen dining room. Our current garden is small, about 10 metres deep and 9 metres wide. We really don't want to take up too much garden space. 2. We want to open the wall between the front office and lounge. This will lead to more light to the front room which is the north face. But then would it be too far away from the bathroom?
