Thanks all! Unfortunately it's not really possible to notmodernise fairly soonish. I don't think the house has been touched since it was built (20s/30s), which means electrics are really old and the house needs to be re-wired, which in itself is a large job so we may as well do some internal work at the same time. I'm warming to the idea of a shower room downstairs, but I can't see where it would fit. We'd be keeping the doorway out to the side, but I think it'd be weird to walk into a shower room from there. Preferably you'd walk into the utility and the shower room would be off that, but I just can't figure it out floor plan-wise. Any ideas? titiankim - well spotted RE the windows in the rear reception. There's actually a window on the right leading towards the current "garden room" and there are two internal windows too. Funnily enough the rear reception room is really light currently. If we went with the sketch I drew, we'd keep it so that there are windows going all the way around that side and into the kitchen/diner. I also like the idea of keeping the two internal windows, plus the double doors to the kitchen would have windows too, so it'd still be quite bright. I think it's a wise idea to keep both reception rooms as I do think my mother's partner and his father would like their own space (plus the rear reception would make a great play room for future families). I've attached a photo of this room so you get a better idea.

I would say, it's do'able, but does it work? In my opinion no. The width of the room is 3.5m. A kingsize bed is roughly 1.75m wide. That will leave you with 87cm walk space either side of the bed if you put up a false wall. Not only does it conflict with the window position because you need the depth for the wardrobe plus around 1m crouch space at the rear of the wall, plus the depth of the wall, but it means that you can't have bedside tables either, because it's not wide enough. If you wanted to add bedside tables........and my own personal view is that it looks funny without them..........then you need 1.75 for the bed, plus 1m ( for two cabinets ), that's 2.75m, that only leaves you with 37cm to walk either side of the wall to get to either the bathroom or the wardrobes. The wall could only be the same width as the bed and I just think it looks weird. If you look at the length of the room and how it will be reduced, I also think it affects that too much also. The wardrobes depth will be on average 60mc, plus 10cm for the wall and 1 metre of crouch space.........total 1.75 plus the length of the bed the other side of the wall, 200-220cm - Total could be 3.95m leaving 55-75cm at the foot of the bed to walk. You could argue that the 75cm is plenty, that's true enough, but do you want to open the door and be met with the foor of the bed right in front of you? I guessed the size of the bathroom for the interim until you measure. I'd go for something like Karen at OnePlan has suggested and don't change the bedroom, or if you want to have the shower and the bath, something like this:-I put in a wall between the walk in shower and the vanity. Put in a double vanity with two sinks, a free standing bath and the toilet. I think any more and you're trying to pack too much in and making things look crowded.

We have an architect and we are trying to get to the developed design stage of an extension/renovation project. Anyway, we are now happy with most of the design but struggling with the First floor layout. Because the house is not very deep it leaves little options. We currently have 2 good size bedrooms, a very small bathroom and seperate toilet, and a box room. What we want is a 2 ensuite bedrooms one of which, the master bedroom with an open concept bath feature within the room. (controversial to some). And a linen cupboard. The new stair way also eats into more space than our current one. We feel that although limited, the floor space is there to have what we want. ***We have river views looking out from bedroom 1 and street view bed 2 so we would not want to swap them round.*** We just need some nifty/clever design solutions. Is it possible to consult an interior architect for a second pair of professional eyes on the layout? Will this be an insult to my current architect? This is the latest plan after we realised we could have a bath we rarely use as a feature in our room. So we asked to do away with the family bathroom and have ensuite instead with the master having a bath feature. Looking at this design we still have to eat in to bedroom 2 with corridor. The family bathroom, they have included but maybe this is better than ensuite in bed 2? But theres no linen cupboard.. And bed 2 is very narrow and dont think would fit a double. Our current tiny bathroom is located in the bottom left so I thought having our ensuite here would make sense. Possibly steal some more space in order to give bedroom 2 enough for a double bed.? I know we are really limited here so any off the wall ideas would be really welcome!!! :D

I’m assuming the soil pipe is near to the top right corner. There could be two entrances to the bathroom if you had a smaller shower and placed the bath diagonally across the corner under the window. For added light to the wardrobe area, the bed partition need not be full height The TV position might be an issue, perhaps where the dressing table is shown….. Lovely big room, I am imagining a lovely view is through the patio windows…
