refurbishment project need help

I am Planning to refurbish my three bedroom detached bungalow home in Berkshire. I need advice and help to find good builder any recommendations? Skimming, plastering, restructuring, kitchen, bathroom everything needed to be change.

I would recommend doing a pro search in your local area and then checking out your reviews.

Once you have narrowed it down I would then always recommend you can't them and start getting some quotes - this will help you narrow it down then further.

OK- this is a bigger plan than I first thought. Since you are looking to make the whole house feel as open as possible I should try to get rid of any narrow spaces. Consider opening up the rear reception to your hallway next to the stairs and also to the family room at the front. Personally I would not open up the family room to the hall as that is the room you will need more wall space in. Then consider making the downstairs shower room smaller and the hallway at this part of the house wider so your entrance to the rear part of the house is wider and grander perhaps with glass doors (likely got to have doors for regulations) ....consider putting your laundry facilities upstairs.....use the under stairs space for storage. Keep the kitchen in the same location as it is now and open the kitchen to the dining room and then put in folding glass doors to the garden and that way you will be able to see from the front door to the garden. Next fit the kitchen in the same layout as your picture.... tall units on the wall with an island facing the side windows. Then the only decision is if you want a massive kitchen that moves into the dining room or do you want an extra space....personally I would have the former dining area as an extra sitting area with indoor/outdoor furniture. What ever you do I am sure it will look great.

Personally I would move the dining area to the pre-lounge as this is furthest from the window and it is easy to have it well presented to it is always a good first impression for guests as they enter your home. I would keep the living area in the heart of the house if only to ensure that there is no glare on the TV screen. near the doors to the terrace I would put some low seating to enjoy the evening sunset or your breakfast coffee.

My first idea was to create a galley by simply moving the door to the utility. The kitchen could then be opened up to the dining room. My second idea was to keep the dining room separate but steal a little room from the front facing room (bedroom?). The benefit is that you get a deeper room that allows you to have an island that faces the garden. At the end of this island I have put a breakfast/ drinks area. I think this island and the garden door tick the box for social✔️ This is the more expensive option as likely putting in these doors (which are likely bigger than your existing windows will eat up £4/5k. If you did the second option you could still open up the room to the dining room. Furthermore you might think the Back door becomes redundant and use this space for the washing machine instead of putting it in the middle of a kitchen run. Option 2 is my favorite but there are likely many options and you might choose to find a concept planner who, for a reasonable hourly rate, will give you a number of options to consider.

I am not sure the loo has to be on the outside wall - it could be anywhere, you just have to box in the large pipe that will run from it to the outside wall. I know it's irritating when people say start again but the room seems a bit bitty and if the basin and loo were in a run of units, separated by small cupboards, with a continuous surface along the top of the whole run, it would look really rather sleek. And the pipe could run under the units, hidden by it - that's what I've done in my bathroom. Stick a mirror above the units, covering the whole wall from surface to ceiling, and side to side, and it will make the room seem much bigger. Are you having a towel radiator in there? That will add some character if you have towels that complement the colours you choose. Then add some interesting bits and pieces to make it seem less utilitarian.

With things like the kitchen, bathroom and layout you will need you builder to quote for the work but if you haven't already I would recommend you get a designer or space planner on board at an early stage to make sure you get these key areas designer correctly for you and your space.

As well as helping with trade discounts, an interior designer would be able to help with the styling, flooring, heating and over all design of the space helping to avoid costly mistakes down the line and making sure your project is thought about as a whole from start to finish - ending on budget and to dead lines.

Choosing a designers it's more about personality. You want someone who can convey you and your needs and style so you need to click with your designer and find someone who can help you do that whilst being on the same wave length as you throughout your project.

Like any other project it pays to use experienced professionals. They will have a trusted network of builders they have worked with before. TV programmes rarely show the true cost of projects and make it all look easy. Embarking on a major project like this is exciting and if you plan carefully and get the right people on board you will have a much better chance of getting a smoother a great result at a realistic cost.
