Garden ideas for our large plot?

It's a blank canvas! There is a defunct tennis court at back which will be reinstated in time and looking for ideas to break up large space in between with requirement for kids play equipment and lawn. At present no borders but hedges either side and apple tree in distance but centred

Just being nosey....... who are all these folk in your garden? How many kids do you have?

Do you want low maintenance? Keep as is.

Do you want to grow fruit/veg?

It was a recent kids party, hence huge number of kids running around.

Not sure growing fruit is on our list

At present it's just one big lawn with not much else going on.

Garden is west facing and gets sun for most the day, particularly the north side. High trees and hedge provide some shade on south side.

I think you need to look at the cost of the glass veranda as it is likely to be more expensive than the render that you say you can't afford. I am also not convinced it is going to look better because of the proposed flat roof on the bay- you could always get rid of the bay and have a plain window instead. Personally I think that you make the lounge lighter by adding light reflecting paving/ chippings/ pond outside the bay. You can also likely make the room feel lighter by changing the flooring in the room for paler. I really like the double front doors but glass doors would of course let in more light. I think replacing the digits and facials will make very little difference to the feel of the house and should be the last job you do not the first. If it were my house I would be more concerned about the windows above the front door. Personally I would perhaps have just one window here and if another window is necessary put in a velux above. Lastly you write about wanting to update the house.... do you like the style of this era.... if not perhaps you should be thinking about changing the window proportions or covering the brick even though this may not currently be in budget?

I think Karen probably means extending......................you just need to know where the 'build line' is, which normally runs from the front of your house to the fronts of the others. Councils do not generally like building in front of the build line. With regards fencing, the general rule of thumb as per my render above, that you cannot put a 6 ft fence within 1 metre of the highway without permission, thus, why I chose to mark it 1 metre back of that. The council can tell you all of this, but you might find the Planning Portal very useful, there's an 'interactive' house on there, which you can explore to see what you do and don't need permission for.

This space has potential and you can work with what you have. Perhaps you could start by power-washing the decking and refreshing the colour, along with the log rolls. Try using Garden Shades. It’s a bit more pricey but gives good coverage and lasts. It also has a good range of colours. As previously suggested use artificial turf (middle tier where the yellow tractor is on pic). Keep the Box shrubs but reshape. You have what looks like a sculpture/water feature that is hidden - bring that out and make a feature of it on the decking. You could always get your joiner to cut out part of the decking and make a trap door then sink a sand pit below. Trellis part of your fencing and grow climbers - protect the young plants by burying plastic coated metal mesh in the soil and above the soil by a couple of feet (make sure any sharp edges are made safe for the kids). Buy large pots rather than small, plant them up and place on decking. We are surrounded by fields and wild rabbits invade our garden. They will eat anything if hungry but there are plants they will tend to avoid. Luckily they are mainly of the same pink/purple pallet. Try planting any of the following: Hellebore, Lambs Ear, Peony, Salvia, Baptista, Cat Mint, Foxgloves, Astilbe, Veronica, Iris, Lavender, Allium, Daffodils, Bee Balm, Daylily, Anise Hyssop - above all, keep that bunny well fed with what you want it to eat! Hi there Ali, Sarah is right about the 1m height fencing restriction in a front garden adjoining a road. If you want privacy, the way to do it would be with planting, and hedging is the best way to guarantee the most privacy that you can get. If you go for something like a well chosen bamboo species you could get enough height without having to give up a lot of the area that you have. Just please be mindful to plant bamboo inside barriers as they spread uncontrolably otherwise and you will have problems - potential legal disputes with your neighbours - I have seen this happening more than once! If it were me I would want to use the whole space rather than sit by the house looking out at it.
I would want a patio in the sunniest part of the garden wide borders that disguise its long rectangular shape, statement trees that focus your eye and give height to the space, I would want paths and the lawn to meander down the garden rather than it look like a football pitch, I would want a decent sized play area for the kids with soft bark to minimize inevitable scrapes. I would want an intercom between the play area, the tennis courts, the patio and the house for convenience. I would also want garden lighting to appreciate its size at night, a large hidden shed for all the garden cushions and maintenance equipment and I would want an irrigation system so I wouldn't have to spend hours with a hose.
How you achieve this depends on budget but I would get a designer to help you come up with a plan, then a landscape gardener/ builder for the hard landscaping and water and electrics. Lastly a planting scheme or someone to source mature plants will give you a polished final look.

Hi Alex

A blank space - and a great one too! West is best so you are going to have a lot of options, not only how you'd like to use the space, but also so many plants, trees and shrubs are going to love your space. My advice is to sit down with a cold beer/chilled glass of something nice and imagine yourself in that space and how you'd actually use it.

If you aren't a keen gardener, you do probably don't want high maintenance. Grass needs cutting at leat once a week in the growing season, so if you'd rather be doing something else, think more about different hard landscaping options.

Gardens really need some thought as although they are cheaper than interiors (by and large) per square foot, they can also be extremely disruptive to put right if you decide you don't like your new paving/garden studio/shed somewhere down the line! A pink interior wall you hate can be repainted easily - gardens have to be dug up!

Beth Chatto famously created her garden garden out of an area of old car park, so your tennis court might be perfect for a low maintenance drought garden. Could be modern or traditional - whatever makes you happy. Remember your garden is there to please no-one else but you...
