Struggle to decide...

Would love any weigh-in on a dilemma I currently have.

I am starting with the blank shell of what is currently a 2-bed purpose-built flat, but am suffering from choice paralysis. Should I leave as a spacious 2-bed or create more cramped 3-bed?

This seems to be a head vs. heart matter; UK financial savvy might suggest converting to a 3-bed would be a better investment for future resale, but a 2-bed would be far more comfortable. Is it a case of living for today vs. future-proofing?

Unfortunately there are some immovable, structural elements that will have to stay, like the bulky walls where I've placed the fridge.

The black spots in the picture are non-moveable floor-to-ceiling waste and service pipes; I haven't pencilled in all the walls of the 3-bed, because I can't decide how to optimise the space.

Each existing bedroom is currently about 2.9m x 3.2m. The width of the whole flat is 6.8m, and the total floorspace is probably just over 60m2.
