Thanks kerrydonn and minnie 101 for getting back to me with your comments. I thought it was going to be a struggle to have this new room as kitchen, diner and family area too which is why I thought I'd see what others have to say. The extension we are having is only 3m x 5m as the other 2m is coming from half of an existing dining room and kitchen to make the whole area 5 x 5. At the moment we have a massive dining room and fairly large kitchen but they are separate and if we knock through we just end up with the 2 rooms, plus utility & cloakroom downstairs, and that just wouldn't be big enough. So the plan is to split the last 3rd of the dining room and kitchen off and use that together with the new extension to make one big room. The part of the dining room left will become a spare bedroom and ensuit and the part of the kitchen left will be corridor with a big boot room/storage. It was have lots of cupboards and storage and as it leads into what will be the new extension it can house a fair amount of kitchen stuff too, along with coats, shoes, hoovers, mop - all that stuff you never have anywhere for it to go. I guess we'll just have to wait and see to make final decisions once the structure starts to come together. Bye for now.

I think you're not far off the look you want but, you're right, there are a few tweaks to tie it together. Mainly paint, so only a weekend, maybe two, depending on how handy you are with a brush! I would paint the black blue, and lose the gold frame moulding in the centre of the ceiling (it brings the ceiling down, visually). Love the blue chandelier, keep it! Is that a radiator to the right of the door? If yes, I'd paint it gold to match the skirting (it would also look more Victorian). If you have the budget, you could get it replaced with a vintage style cast iron radiator? They are quite expensive though, so maybe something to save up for down the line? I'd also paint the entry door blue, with a gold frame, to tie everything in together - I think the stark white block in the wall jars with the rest of the room. As per other contributors to this thread, I agree that you need a rug, ideally a dark coloured Kilim or Turkish style rug, going by your inspiration photos. IKEA do some that are very affordable, but you could splash out on a handmade one. If you can find a battered and worn secondhand one, I think would look awesome, it would give you that lived in Victorian look? Finally, the chairs and table are cool, and the colours work for me, but the table is way to small for the space. Perversely, I think it actually makes the room look smaller? I would switch to a six seater, and turn it 90 degrees to how you have it at the moment (pointing toward the fireplace). It does look awesome, and do please keep us posted!

I think this room is brilliant (not only because of the potential of the size) because it gives you the chance to have two areas with different purposes. One for sitting on front of the fire/chatting to guests and a second for cosying up with your partner on front of the TV. Agreed with Ellie. On the left side, you could have another sofa (or armchairs) perpendicular to the fireplace, with a coffee table and armchair opposite. I like your idea of having two carpets: One under the coffee table, the other opposite the fireplace on far side. I would add a long side board (maybe an oak cupboard, with 4 freestanding legs) in the left corner for shoes, hats etc. It can change purpose if you decide to move it in future. You could add a fancy coat rack (or wall mounted coat hooks) between the two doors on the right. Are there options to put this beside your front door? In between the fireplaces I think a bookshelf would look lovely. If you’re more a kindle fan than a real book fan, use it for your favourite pictures you haven’t had the chance to hang, and vases and pots. You could map this out before buying more furniture, using newspapers or magazines roughly the same size. (Or use the Houzz feature “view in your room” to test furniture you like on the website in the areas). Also get yourself a measuring tape- this will prove indispensable when looking at furniture before packing it off home to find it doesn’t fit. I realise I rambled off a lot there so I hope this makes sense. I just saw so much potential in this room. Hopefully you manage to get it just how you like.

Hi Ellie Good questions! Happy to use all 3 rooms if needed. The house is bigger than we need so will have office, den etc upstairs. Our main dining table will go in the living room as it's plenty big enough. I'll attach a floor plan so you can see where the doors lead to. It's a very blurry plan and you can't read the measurements but it's all the estate agents had! The garden runs to the back of the Kitchen/breakfast/lounge. Right now there is one door in the kitchen room that leads to the garden but one idea is to put french doors to the garden in the breakfast room. Seating numbers are flexible. Would need at least 2 seats but if we can get more, all the better! Appreciate the input!
