I wouldn't worry about microwave and in terms of brands , I'd say Bosch, AEG or Indesit. Try to avoid own brands like e.g. Lamona from Howdens

I recently renovated and we added air conditioning unit in our kitchen that is operated separately from the rest of the house. I was I great idea and turned up very practical.

As it's a flip and presumably the aim is to maximise profit, I'd go for mid-range brand appliances.

I would also go for a counter top microwave because buyers wouldn't expect it to be included in the sale, then you can re-use for future flips. Most buyers will either have a microwave of their own or can purchase one relatively cheaply (or expensively if they desire) if required.

Whilst I can see the point of having higher end appliances to be a big selling point, I personally feel that it's extra spend that would be better in your pocket, when you can achieve a similar result with a middle of the road brand.

After all, how much more can you get for a house with a new kitchen with high end appliances, compared to the same kitchen with less high end appliances? And I suspect having cheaper appliances won't delay a sale either. Within the price bracket in which you're selling, I don't think higher end would be expected.

Renovating a property for re-sale needs to be without emotion or flights of fancy, very different to doing something to your own home. No buyer could reasonably haggle on the price because the brand new oven, in the brand new kitchen, isn't a Neff. It is what it is, a new oven, irrespective of the brand. Just because it isn't their preference or ideal, that's their problem.

That said, there are some bargains to be had on some of the higher end stuff, you just have to be a bit diligent. We saved over £400 on an Elica extractor hood buying it off Ebay, as we did on all of our Neff appliances, by stacking discounts available right after Christmas. Similarly ex-showroom or demo models can have some decent discounts too.
