I like that the garage is on the west to block the hot afternoon sun. There is is bit of a walk to get groceries from the car to the kitchen. other than that, I like your plan.

I agree with me me about the walk from the garage to your kitchen with groceries - could be a great way to get in your exercise and avoid a workout at the gym tho ;) I think your plan is great - I love the luxuriously open plan living/dining/kitchen area with that beautiful fireplace.... the separation of the master to the other rooms is awesome (totally jealous lol!).... my only query would be that you enter your grand home - looking into the laundry? Although given the wall positioning/cavity slider, maybe that won't happen? I'm just wondering if it wouldn't be worthwhile entering directly into your magnificent living area? I'm not sure what your climate is but do I see sliding doors off the kitchen for an outdoor entertaining area/alfresco space?

Definitely going to be a walk with the groceries, an idea was to come through the entry door..I designed the plan during my lunch breaks at work and finally had every room where I wanted but the entry- couldn't figure out a place to put it that worked without re-shuffling. Not 100% happy with it!! Yes alfresco area is outside the kitchen :-) gets the best views (see attached).

What are your views around the rest of the house Range? Pretty horrible as well? lol ;) (Just want to make sure your master and living area get a gorgeous view too.)

Overall I like this plan. Lots of North facing rooms with the service areas to the south, separation of kids bedrooms from the master and a wonderful open plan space. Great fireplace. Garage to the West.
My major concern is that there is no direct light into the dining area. You may get enough borrowed light but that is a very deep space and the dining area could be very dark. An option is some sort of skylight system or with a change to the roofline you could have clerestory windows. It might be worth talking to someone who knows about these things. I also like the idea of an alfresco area to the South, coming off the kitchen. Much more comfortable on hot summer days.
For the entry hall, perhaps it could open into the living room rather than (or maybe as well as) the hallway if you are concerned about it being opposite the laundry.
Looks like a great house in the making and love the views.

Thanks for the feedback! I never thought about the sunlight into the dining room.. the fireplace also blocks a fair bit out. Might ask the builder about that one. Skylight could be a good idea :-) thanks!

please describe the climate and what's the size of your portion of that spectacular scenery?...without close neighbours to help block the wind i would suggest creating sheltered courtyards and verandahs and perhaps separating the garage from the house and include a sheltered walkway from the garage along the south side into the laundry and/or kitchen...the laundry and pantry are extra large and could be combined and space saved added elsewhere?...maybe a multipurpose small lounge, study, guest room? and how many people will live in the house and (if on acreage) do you have any extra farm shed etc?

Hey oklouise! The 20 acre property is in NSW so you feel all the seasons. There's a verandah that has been left off the plan to be completed after the build (save a little cash) outside the alfresco area. We've also pre ordered 300 wind breaker trees (leighton green) to put around the fence line. We are building a large shed off to the side of the house-the driveway will connect the shed to the garage. The large pantry and laundry I've done on purpose :-) wouldn't change that for the world!! There will be 2 people and 2 dogs living in the house, we tend to hang around the living area mostly.

having lived on acreage in a similar climate the best things we did were to create lots of sheltered external areas (north, south, east and west verandahs and courtyards for enjoying the views at all times of the day at any time of the year ... we also had a Leylandii "hedge" but i suggest that, even if you don't plan to build them straight away, it's usually better to include all the verandahs and alfrescos on the original plans because it can make a big difference to achieving the best BASIX ratings and usually saves the cost of making separate development applications ... i also suggest that you include scale sized furniture on your plans for a better understanding of how the shape of the rooms work best and 3D views will show that the dining room and the kitchen miss the best views that are mainly only seen from the wiw and i wonder if pushing the master suite to the northern edge of the building and rotating the kitchen pantry would allow more view from the dining area
