Comments (16)I totally get the following the sun idea -so agree the kitchen and dining area move to the right side of the house is a good one ! Also agree that laundry room only really needs access from hallway not kitchen in this instance. Also like storage and hot press opposite laundry - makes sense ! Think you might maybe want to consider a glass door from kitchen to the inner hall - to bring some day light into that area and to give access to kitchen without having to go through dining room... Also, with a bit of re jigging of the ensuite and laundry room sizes you might be able to turn your bed to face the patio ? ( install patio doors) And have a dressing area behind bed ? Morning sun might just get to that patio in time for breakfast alfresco in the summer ? This is the sort of project we often get call in to help with as we produce whole floor plans and perspectives etc ! And we go through similar process as on this thread - we enjoy a challenge too - just like you are finding !! There's something satisfying about taking a space and making it work better isn't there ! Comments (11)By looking at the layout of the current plan you can definitely achieve a lot with it, at the moment the layout is not great as you have an entrance hallway and than another hallway to enter towards sun lounge and workshop entry is from garage or garden. Kitchen itself is not very practical it does not have dining space big enough or even adding a kitchen island just would not work. Suggest you have the rear extension to square of the building towards the left and where the garage is to try and get the permission to bring the garage wall towards the front of the building of course convert the garage to play area or gym or maybe cinema. New Extension should have 6 panel bifold low frame doors for indoors/outdoor look and two large skylights. In the new rear extension towards the left, add L shape kitchen with large 5 to 7 seater island, open up the walls from sun lounge and workshop make all open plan for new kitchen, dinner and lounge, Relocate stairs to the left where kitchen is now and have double glass doors where stairs is now so the view from entry is right through to rear of the house and you can see the garden. You could have pantry, another kitchen for all the dishwasher, washing machine or even cooking so than the main kitchen is kept for socialising perhaps a wine bar or wine spiral cellar(amazing feature with wow factor) ? Comments (4)Hi David, see an alternative below- the yellow L shaped kitchen worktop provides good amount of space with sink facing the garden and hob against the perpendicular wall, the grey bit is floor to wall cabinet with fridge freezer. The wonky rectangle is dining table (all red bits are windows) and a downstairs water closet. The garage doors lead up to a small storage area where you can house your wheelie bins and other stuff that require easy access to the outside. Getting rid of the doors while you enter the living room may open up the area a bit more if that’s possible. Clean simple layouts always make a space more flexible in the long term.
