I think tan leather would look good with the mango furniture. I'm not sure that mid century would complement your furniture, Chesterfields are fashionable and fine for modern homes so you could go down that route. Although I think something like this would look great: http://www.made.com/canape-3-seater-sofa-saddle-tan-premium-leather. Decor wise with tan leather cooler colours work best - blues, greens and greys. I love olive green with it - you could bring in as an accent wall if light is an issue and copper accessories would look great with the olive - Next has lots of lovely copper stuff in at the moment.

Hi, if this is a investment property (not your forever home) then whatever you do has to be an enhancement of the property to maximise your return, most property's are sold by the kitchen & bathroom !!! ( excluding location) If you take out the suite and try to sell it I think you would be surprised by how little value is left on it, now picture this left in the house when selling........ you are cutting your prospective buyers down as the que up for the ready to walk into house next door with the new bathroom/.kitchen ect Anyway if you look back at your own ideas pics I think you have made your own mind up as all your ideas are clean straight, white & bright !!

Hi Claire ! Adding some thoughts .... If the carpet is going - try to replace it with something equally sound deadening - as otherwise his late night games with the lads will keep everyone below up - with all that pacing and pondering before a shot ! Re decision to go for industrial or gentleman's club - (luckily the lamp will suit either) - which of the two fits in better with the other rooms that lead to or will be enjoyed by guests prior to entering this one.... and which style might you expect from the exterior of the house ? Do you want cohesion with the rest of the home - or is the the wild card room ? If the table is to be the main feature of the room - then don't go too dark on your lower paint colour or it wall blend in too well. But if this IS the effect - then perhaps try ALL graphite - ceilings too ( try a paint a photo app and see if this works for you ) Then add brighter bar seating and warm lighting in that area to make that the prominent piece . Add a separately switched strong white light to aim at the dart board - and I you do go for panelling here too- I'd suggest you mount the dartboard on a layer of either cork or dark rubber matting. I'd suggest, to keep the feel of a billiards room, only light the bar area, and have low lamps in each corner of the room, that can be switched off individually if they interfere with a shot. Nb. As the ceiling is so low - I'd suggest the bar be in the front of the window - so the players can stand upright in that bit much easier. Hope that helps a bit !

Understood :-) you may be surprised at our costings though, everything we do is handmade but at a reasonable cost as its all done in house, sometimes words like bespoke, custom, crystal and chandelier tend to mean high prices but not with us. If you want to explore your options with me just let me know, no commitment or expectations.
